All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022 California Building Standards Code with local amendments.
Clearances –The approval from the following agencies are required prior to Building permit issuance:
Planning Division – After the Building Division’s approval, Building Division staff will notify the Planning Division for approval. For approval status, contact the Planning Division at (714) 647-5804 or visit the Planning Division counters.
Police Department (PD) – After the building division’s approval, BuildingDivision staffwillnotifyPD for approval. For approval status, contact the PD at (714) 647-5840 or email PolicePlanCheck@santa-ana.org.PLAN CHECK COMMENTSSubmit site plan. Please update the demising wall location between unit 16 and unit 17 on the site plan on sheet A1.1.Sheet A1.0. On the previous approved plan, the original suite #17 does not include the void space by the unisex restroom. Per revised plan, if the void space is part of the suite #17, please update the square footage of suite #17 and neighbor tenants.Sheet A1.2. Only suite #17 in this tenant, remove the labelling #17A, #17B and #17C from the proposed plan. Label only suite #17 as a single suite and correct the square footage on the floor plan.Refer to sheet A2.1. Revise the urinal clear floor space (forward approach) which shall not extend under the urinal front rim. The revised urinal location appears not have sufficient clear floor space for the urinal. Note that the water closet shall not encroach into the required clear floor space in front of the urinal. (11B-605.3)Refer to sheet A2.1. Show required clearance of the water closet on plan. Urinals and lavatory shall not be located within the required clearance. Clearance around a water closet shall be 60 inches minimum measured perpendicular from the sidewall and 56 inches minimum measured perpendicular from the rear wall. A minimum 60 inches wide and 48 inches deep maneuvering space shall be provided in front of the water closet.
