The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
PLAN CHECK COMMENTS
Add note on plan to clarify the existing basement is non-habitable.
Revise plan to provide top landing for the exterior stairway leading to the basement with dimensions. (R311.7.6)
Sheet SD1. Multiple details. Wood used in contact with exposed earth shall be naturally durable for both decay and termite resistance or preservative treated in accordance with AWPA U1 for soil or fresh water use. (2304.12.3)
Sheet SD1. Detail 1. Clarify the exterior grade elevation. Per architectural section 3/A3.3, the bottom of the floor joists are above finish grade.
Sheet SD1. Detail 1. Wood framing members, including wood sheathing, that are in contact with exterior foundation walls and are less than 8 inches from exposed earth shall be of naturally durable or preservative-treated wood. (2304.12.1.2)
Sheet SD1. Detail 5. Provide shear transfer design and detail to provide continuous load path from floor diaphragm to the concrete stem wall. Specify connection, anchorage, ledger…in the detail.
