If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.[5/11/23] Plans were changed on the 4th submittal (architectural and structural changes – delta 4). The following comments are required and remain applicable. Additional plan check fee may be required for the changes and plan comments are not resolved. Picking up the old plans are required – Please pick up all the resubmitted plans.Sheet T1.0: On the plan, please specify Prefabricated Trusses will be a deferred submittal. Sheet AS1.0: The distances measured between the two buildings (the existing apartment building and new building E), at units 5 & 6 – The distances were slightly off. Please revise plan to show distances measured from face of wall to face of wall (edge of columns). Maintain 20-ft separation for unlimited opening. 5th Review Comment: The distance between the two buildings is 34’-6”. Please show the “assumed” property line between the two buildings. A 20-ft separation between the proposed building to the “assumed” property line is required for the unlimited exterior wall opening (with fire-sprinkler); that will leave less than 15-ft separation between the existing building and the “assumed” property line – Please coordinate and revise the Allowable Exterior Wall opening calculation. 5th Review Comment: Detail 3/A7.0 – Non-combustible construction is required for exterior wall as required for Type III-B. Please revise detail 3/A7.0 to show header/beam or any members located within the exterior wall shall be non-combustible construction (steel beams and studs). Please coordinate all referenced details to show non-combustible construction as required for type III-B construction. 5th Review Comment: Structural beams/headers located along gridline A shall be protected with two-hour fire protection assembly. Please coordinate with structural plans and provide details. Sheet A 2.0, Egress plan was changed: Enclosed patios – Patio with more than 49 occupant loads shall be provided with minimum two (2) exit doorways. Exits shall be unobstructed and continued to the public way. Patio exit doors shall be designed/sized with the accumulated occupant loads from the inside of the building plus the patio. Structural 5th Review Comment: Roof framing Plan – Please revise plan, along grid line A, to provide steel beams/headers as required for type III-B costruction. Please coordinate and revised all referenced details. Sheet S1.1: grid line A – Please specify footing schedule for footing along grid line A (between lines 1-5); and at shear wall MW1. Sheet S2.1: grid line A, Detail 211/S5.1 & 217/S5.2 – Provide structural calculation for collector (strut) connection of wood beam to CMU wall. The connection shall be designed for the tension and compression seismic force of 20,247-lb per calculated seismic force on page L4. 5th Review Comment: Response was incomplete. Seismic force: it appears that the seismic force along gridline A is 22,275-lb – Please verify.Drag connection design – Please design drag connections along line A with over-strength factor 2.5. Please coordinate with architect for construction material (non-combustible materials for exterior walls). Beam at line A, over the trash enclosure: Show beam design with un-braced length beam. CMU wall between gridline 5-6: Please provide wall design and footing for over-turning with the point loads apply to the wall at the patio roof level. It’s recommend to go back to the original design using steel columns along gridline A for lateral resisting system with deepen footing or grade beams design. Provide detail to show weather and fire-rated protection for the proposed engineered wood beam. Coordinate with the architect and clearly cross-reference detail onto the plan. 5th Review Comment: Structural beam/headers along gridline A (exterior wall line) shall be protected with two-hour protection. Please coordinate with architectural plans and provide fire-protection for structural members. 5th Review Comment: Roof diaphragm over the patio from gridline 1 and 5 – Please provide block diaphragm for diaphragm length to width ratio (4:1). 5th Review Comment: Wood beams vs. keynote #10, high beam vs. low beam – Please provide structural detail to clearly show beam/header elevations. Reminder: Please submit foundation plan and details to the geotechnical engineer for review and approval. The geotechnical engineer shall “review” stamp the plans for conformance with the soil report recommendation. Reminder – resubmit letter for final approval. **A meeting involving architect of record and engineer of record, and plan check engineer is recommended prior to plan resubmittal.
