All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet G010: Sheet Index: MEP – Please specify “Under Separate Review”.The improvement only occurred on the second floor. Please revise scope of work to indicate T.I on the second floor. Job address: Please include suite number if there are suites within in existing building. Provide/specify first floor building area. Please verify whether the building is equipped with fire-sprinkler or not. The building area appears to exceed the allowable building area. Please show allowable floor area analysis per Chapter 5, CBC. Provide plumbing fixture calculation to show compliance with the required number of fixtures per California Plumbing Code. Site plan: Please provide a complete site plan showing property lines, streets, north arrow, parking spaces, all structures/buildings locate on the same lot. Provide/show an accessible route from the public sidewalk to the building primary entrance. Provide/show accessible parking stalls and accessible route from the accessible parking to the building entrance. Show detail of parking stall, curb ramp and detectable warning, etc. Details shall be clearly cross-reference onto the plan. Sheet I030 – I031: Please revise CalGreen notes to reflect and reference to the 2022 California Green Building Code. Sheet I110: Exit doors and stairways: The exit doors and stairways shall be separated at a distance of ½ of the diagonal distance of the building. Exit door 209 and 259: The exist doors shall be separated at a distance of ½ of the diagonal distance of the occupiable area, including the balcony area. All corridors shall be one-hour fire-rated assembly. (1020.2)Please show dimensions of stairway. Please check stairway widths for proposed occupant loads. Please use occupant load factor of 15 for the open office room. Otherwise, show work-station layouts. Sheet I120: Please specify Second Floor Plan. Provide/show drinking fountain. Wall Legend: For clarity, please specify new (N) for new walls. Referenced detail 1r/I510: Please show/provide fire caulking at top of wall. Please provide complete dimensions for each room so that walls and wall openings can be easily located for construction. Provide detail support for interior glass window/panel. Details shall be clearly cross-referenced onto the plan. Sheet I130: Provide ceiling framing and details at the hard ceiling area (over the restrooms). Provide construction detail for the acoustic suspended ceiling baffles. One-hour fire-rated corridors are required. Please revise floor plan to show one-hour corridors and fire-rated doors. First Floor: Please provide existing First Floor Plan for reference. Provide/show an accessible route from the accessible main entrance to the elevator to the second floor. Provide information for the accessible elevator. Sheet I150: Please note “FOR REFERENCE ONLY”.Sheet I421: Restroom Plan: Please show restroom dimensions. Sheet I430: Please provide accessible counter space at the reception desk (34” height maximum). Roof Plan: Please provide roof plan showing all roof top units and clearly show existing (E) vs. new (N). Please coordinate with the structural roof framing plan. (End of Comment)
