All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
Sheet T-1.0: Energy Compliance notes: Please revise note to specify 2022 California Energy Code and applicable forms for non-residential compliance. Building Occupancy: Please specify occupancy group “B” for the proposed office suite. Applicable Codes: Please omit 2022 California Residential Code. Type of Construction: Please verify and clarity type of construction. It appears the existing building is type III-A construction. Job address: Please include the building suite (B) for the proposed building. Sheet A-1.1: Please show/provide an accessible route from the public street, and from the accessible parking to the proposed suite. Sheet AA-1.0: New Floor Plan: On the plan, please provide Wall Legend to show existing wall, new wall partition, demising wall, full height wall, etc. Provide construction details for each wall type. Show support at top and bottom of wall. Details shall be clearly cross-referenced onto the plan. Accessible restrooms: Please provide enlarge restroom floor plan to show all required clear dimensions, and fixture details. Details shall be clearly cross-referenced onto the plan. Show location and height of water close, location of sink, turning space, clear floor for each fixture, reach range, etc. Single accommodated restroom should be labeled as “All-Gender” restroom and provide all-gender door symbol. Restroom door shall not encroach more than 12” into the turning space. Provide minimum space of 30” x 48” clear within the restroom and beyond the arc of the door swing. Exam room: Please show/provide minimum 36” clear between the wall and millwork. Reception/check-in and check-out desk: Please provide/show 34” maximum counter space. On the plan, please specify door schedule for the existing doors and provide door hardware information. Door hardware shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wristSheet AA-1.1: Mezzanine shall comply with Section 505.2. Please show compliance with Section 505.2. Please specify use of space and access to the mezzanine. Provide Wall Legend and details. Bearing wall, primary structural frame, floor construction and associated secondary structural members shall be protected with one-hour fire-rated assemblies, for type III-A building. Please coordinate and revise plan accordingly.
Sheet AA-5.0 & AA-5.1:
Please provide details for ceiling construction and finishing. Details shall clearly cross-referenced onto the plan.
Sheet AA-5.1: Please specify ceiling height for the mezzanine space.
T24-1: Title 24 Calculation
The compliance form indicated conditioned space and unconditioned spaced: On the floor plan, please clearly show location of the conditioned space and unconditioned spaced. Provide building envelope to separate the two spaces. Otherwise, revise Title 24 calculation accordingly. Sheet ADA-1: Accessible notes did not apply to the proposed office suite. Please omit notes. Sheet ADA-2 through ADA-5:Information and details provided shall be clearly cross-referenced to the specific location that is applicable to the proposed T.I. Delete/omit information and detail that does not apply to the project. Structural Comment: The existing building is a type III-A construction. Please coordinate with the architectural plans and provide one-hour fire-rated protection accordingly. Mezzanine floor: Provide lateral resisting system for the mezzanine floor. Could not locate hardy frames as specified in the calculation. Reminder: if post-to-beam connection will be used as a lateral resisting element, please provide a listed hardware connection with a lateral resisting load capacity. (End of Comment)
