The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
-(If addition is occurred) School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work.
Permit application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued. (R105.3.2)
Sheet A-1:
No permit record on file for the addition to the rear of the building, and the porch on the southeast corner (right side of the plan). Unpermitted work shall be removed. Please revise permit application and plan to include the removal of the unpermitted works.
Sheet A-2:
Please revise plans to remove works done without appropriate permits (see comment above).
Please show/provide smoke detector in each sleeping room (near door entrances) and outside of each sleeping room.
Provide/show carbon monoxide alarm outside of each sleeping room. For bedroom 3, smoke and carbon monoxide alarms shall be provided outside at each door of the bedroom 3.
Bathroom #2: The water closet (toilet) did not have enough clearance in the front of the toilet and no access to the shower – Please revise plan to provide minimum 24” clear in front of the water closet.
Sheet A-3:
Building section: Insulation is required at the cripple wall between the vaulted ceiling and attic space.
Building section: Add 2x4 tie – Please revise spacing of tie to match with the spacing of the roof rafter spacing.
Roof framing plan:
Framing over the right side (south side) – Please clarify whether the added 2x4 is placed between of existing 2x roof rafter.
For clarity, please specify the existing 2x4 roof rafter to remain.
New 2x12 roof rafters: Please provide roof rafters at 16” on center for ceiling drywall support.
Added 4x14 beam: Please provide detail to show how the new beam will support the existing roof frames above. And, provide posts and footing to support the new 4x14 beam.
