This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
- Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
Sheet A7-10 and A7-20. Revise door schedule to add fire-rating to the elevator smoke doors at all levels. Every interior door opening shall be protected by a tight-fitting smoke-and-draft-control assembly having a fire-protection rating of not less than 20 minutes. (716.2.2.1)
Sheet A2-11. Please add dimensions to the new door landing on the retail side next to door #A150. The front approach level area shall have a length in the direction of door swing of at least 60” as measured at right angles to the plane of the door in the closed position. Recessed doors maneuvering clearances for forward approach shall be provided when any obstruction within 18” of the latch side at an interior doorway. (CBC 11B-404.2.4.1 & Table 11B-404.2.4.1)
Sheet A2-15 and A2-54. Add note on plan to show the height of the parapet on the garage building, not less than 42” measured from the surface.
Sheet A2-16 through A2-18. Identify canopies on plan including elevations, materials, details, dimensions and structural design. If the square boxes shown on plan by the doors (e.g. A509) are the proposed canopies, they may not be allowed due to insufficient fire separation distance to the imaginary lot line between buildings. Show location of the raised characters and braille floor identification signs (detail 21/AD-71) into the enlarged stairway plans for both buildings. (1023.9)
In addition to the stairway identification sign, raised characters and braille floor identification signs that comply with Chapter 11A, Section 1143A or Chapter 11B shall be located at the landing of each floor level, placed adjacent to the door on the latch side, in all enclosed stairways.
