All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)Grease interceptor may be required. Please contact Public Works for grease interceptor requirement. Sheet A1: Codes: Please omit the Residential Code. Occupancy Group: Please specify occupancy group (B) for the proposed use. Table of Contents: MEP are under separate review. Please omit all MEP sheets. On the plan, please provide/show an accessible route from the public sidewalk to the building accessible entrance. On the plan, please provide/show an accessible route from the accessible parking stall to the building accessible entrance. On the plan, please show concrete curb and curb ramp with detectable warning along the accessible route where the pedestrian crosses a vehicular area. Sheet A2: Please provide/show curb ramp and provide detectable warning. Provide detail and clearly cross-reference detail onto the plan. Provide detail of accessible parking to show compliance with 11B-502. Sheet A3: Access to the restroom shall not go through the area that designate for employee only, such as kitchen, storage room, and similar use. Please redesign the floor plan so that restroom can be accessed by both customer and employee. Double swing gates: Please revise plan to provide a single leaf gate; otherwise, at least one of the double-leaf gate shall be minimum 32” clear. On the plan, please provide/show accessible service counter of 34” maximum height. On the plan, please provide occupant load calculation. Please use occupancy load factor of 15 for the lobby area. A readily visible durable sign posted on the egress side on or adjacent to the main exit door stating:“THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS OCCUPIED”, is required. (1010.1.9.4)Please specify the following on the plan:
Egress doors/gates shall be readily openable from the egress side without the use of a key or special knowledge or effort. (1010.1.9)
Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground.
The force for pushing or pulling open a door shall be 5-lb maximum.
Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. Sheet A4: Restroom Detail Plan: Show over all dimensions for the restroom. Minimum 5-ft clear maneuver space is required on the pull side of door. Single-accommodated restroom shall identify as an “all-gender/unisex” restroom as below:Sheet A7: Section C: Please coordinate with structural detail on the structural sheet (S1) for construction material and counter space. Sheet A8: Please clearly cross-reference detail onto the plan. Delete details that do not apply to the project. Sheet S1: Wall Detail C: Please show wall support at base of low wall. Check wall for out-of-plane load. Provide attachment detail. Detail B: Please verify existing structural roof frame. Revise detail to show connection of metal braces to wood framing above.
