CITY OF SANTA ANA AMENDMENTSCBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.
This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.
All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.Sheet T001. Clearly indicate the scope of work under this building permit application:
- Item #1.Indicate how many tanks to be relocated and type and function of tanks in the scope of work.
- Item #2. Indicate how many feet to be extended on the existing screen wall and total final height of the wall.
- Item #3.Clarify “as required”? This scope is very vague. Please clearly indicate with detailed narrative of the work.
- Item #4. This scope indicate “remodel of bathroom”. Per CBC definition, correctly label restroom instead of bathroom. In addition, please provide proposed restroom plan, design and details. The restroom shall be accessible. However, if the restroom is to be completely removed, revise and clarify in the scope of work description on plan.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans The drawings/information submitted for Building Safety Division review is incomplete and unclear. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022 California Building Standards Code with local amendments.The shown site plan is unclear and outdated. Scale of Drawings must be large enough to ensure legibility. Provide a fully dimensioned architectural site plan, including:Disabled access compliance must be shown on the site plan.All property lines of record on the site plan. North arrow.All on-site structures, including trash enclosure and equipment enclosures.Highlight the scope of work area.Provide existing architectural floor plan. Identify unpermitted work to be legalized. Indicate use and room number of each room/space. The existing, but unpermitted interior partitions shall be distinguished with different legend from the permitted existing walls. Identify and differentiate existing walls to be removed, existing walls to remain, new walls, bearing walls, non-bearing partitions and rated walls. Provide a wall legend and reference typical construction details.Provide proposed architectural floor plan. Provide a fully dimensioned floor plan, drawn to scale, showing the size, room number and use of all rooms or areas within the space being improved, modified, altered or converted to a different use/occupancy class.Do not combine existing and proposed floor plan on a single plan.Clarify how many tanks to be relocated in the scope of work. On plan, show the original location of the tanks on the existing floor plan and the proposed location on the proposed floor plan.Provide specification of the tanks, including dimensions, functions and weight of the tank on the drawings.If the restroom in the equipment room is to be remodeled, provide restroom plans, design, interior elevation and details. The bathroom shall be accessible in compliance with 2022 CBC 11B.When alterations or additions are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration or addition shall be provided unless otherwise exempt. Clarify the use of the storage room. This room was permitted as equipment room. Please verify with the architectural floor plan if change of use occurs.Identify and differentiate existing walls to be removed, existing walls to remain, new walls, bearing walls, non-bearing partitions and rated walls with dimensions. CMU wall extensionProvide Enercalc input page of the 10 feet tall site walldesign. Justify the reaction 119# to wall bracing.Provide calculation to justify the #5 rebar reinforcement to resist bending moment at the connection between new and existing CMU wall. Calculate the required development length for #5 rebar in the CMU wall and justify if the 12” embedment sufficient.Provide structural connection details to show connections at both end of the 4x6 bracing. Specify the hanger, ledger and fasteners/bolts to the stud wall and CMU wall.Detail 3/S200. Specify the CMU rebar splice length in the detail.Detail 14/S200. Specify dimensions, species, grade, spacing and maximum span of the non-bearing stud wall in the detail. The detail shows 2x stud @ 24” o.c. is vague.The 4x6 bracing is supported by the existing stud wall. Provide calculation to justify if the existing 2x6 studs of the exterior wall can support the concentrated load from bracing.END OF COMMENTS
