All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit (3) corrected sets of plans.
GENERAL REQUIREMENTS
Clearances –The approval from the following agencies are required prior to Building permit issuance:
Planning Division – After the Building Division’s approval, Building Division staff will notify the Planning Division for approval. For approval status, contact the Planning Division at (714) 647-5804 or visit the Planning Division counters.
Public Works Agency (PWA) – After the Building Division’s approval, visit the Building Division counters and request a copy of the approved plan. Bring the approved plan to the PWA counters for approval. After PWA approves your project, return the approved plan to the Building Division counters.
Redline Pickups Instructions – Plan check redlines are available at the Building Division counters. Building counter hours are 8am - 3pm M, T, TH, and alt-Fridays and 8am - 2pm on Wednesdays. City Hall hours are 7:30 am to 5:30 pm, Monday through Thursday and 8:00 am to 5:00 pm every other Friday. See City’s website for a list of observed holidays and Friday closure dates.
Resubmittal Instructions– Please provide a written response to the Plan Check Comments. Provide (2) copies of the latest drawings, and (2) copies of calculations,andothersrelateddocument.
With scope of work modification– By appointment only. Call the Building Division at 714-647-5800 to schedule a resubmittal appointment, or contact your assigned permit counter staff (David Chavez @ 714-647-5844) for your specific project.
MEPReviews–ThisreviewdoesnotincludeMechanical,Electrical,andPlumbing (MEP).
Extra plan check fee–Additional plan check fee may be required after the third review cycle (starting on the 4th review) on hourly basis.
BUILDING PLAN REVIEW COMMENTS:

Second plan review cycle (PC2):
Sheet G1.1. Under the project information note #15, please add 33 sf. (new electrical closet) into the common area square footage.
Sheet A1.2. Complying with 11B-606.2, show either 18” for forward approach or 24” minimum for parallel approach on the floor plan from the sidewall to the centerline of the accessible sink at all exam rooms (#112-#120) and the breakroom (#111).
Sheet A1.2. In the reception room (#107), provide accessible counter design complying with 11B-904.4.
Sales counters and service counters shall comply with Section 11B-904.4.1 or 11B-904.4.2. The accessible portion of the counter top shall extend the same depth as the sales or service counter top.
Provide access to the water heater located in the ceiling above restroom #2. (CMC 304.4)
Specify the weight and anchorage detail for the water heater located in the restroom #2. If the weight is greater than 400 pounds, structural calculation is required for anchorage and structural support design and details.
Structural code requirements:
Sheet S300. Revise column base “(Simpson “CB”) to provide 1-inch separation above the slab from the wood column base. E.g. Simpson “CBSQ” or “CBS”. (2304.12.2.2 Exception 2)
