Please see corrections on submitted plans. Red marked set must be returned with revised plans. Plans resubmitted without the red markup set may result in delayed review time and additional plancheck fees.All persons preparing plans for others shall sign those plans. Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a).
This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Provide full height transverse and longitudinal building cross sections showing framing, plate heights, total heights, insulation, foundation, finish grade, etc.
Sheet 1. Add 2022 California Building Code as governing Codes.
Sheet 1. Provide an Index of drawings on cover sheet including sheet number and drawing descriptions.
Sheet 1. Indicate type of occupancy: R3.
Sheet 1. Clarify and indicate type of building fire-sprinkler system.
Sheet 2 and sheet 5. Clarify type of window #7 to be consistent in the window schedule and building south elevation.
Sheet 2. Justify window #7. Provide interior dimensions (length x width) to justify required natural lighting and natural ventilation. Minimum window area shall be 8 % of the floor area and 50 % openable at bedroom #1. (CRC R303.1)Sheet 2. Bedroom #1. Window #7 for sliding type window appears not complying with the minimum net opening width. Every sleeping room in dwelling units must have a window or exterior door for an emergency exit, bottom of the clear opening not more than 44 inches above the floor, 5.0 square feet of openable area at grade level, 24 inches clear opening height, 20 inches clear opening width and shall open directly into a public street, alley, yard, or exit court. (CRC R310.1-R310.1.3)
Sheet 2. Show minimum shower area of 1024 square inches finished dimension and ability to encompass a 30-inch diameter circle. (CPC 411.7)
Sheet 2. Water Closet or bidet shall be set at minimum 15 inches from its center to a side wall or obstruction or at minimum 30 inches center to center to a similar fixture.
Sheet 2. Window schedule. Show type of the window (how it open) on new windows such as window #1 and window #2.
Sheet 2. Window and door schedules. Show U-factor and SHGC value on all new windows and glazed doors.
Sheet 5. Callout attic vent locations, sizes and types on plans the roof plan and building elevations.
Provide attic ventilation calculation to show minimum ventilation is provided on sheet 5. Please move the calculation from sheet 3 to sheet 5. (CRC R806.2)
ENERGY
Sheet T24A-T24C. Provide energy analysis for this room addition project. The energy shall include any window alteration on the existing portion of the house. The submitted energy anlsysis is not for this project. Please resubmit new energy analysis. New plan check corrections may apply after further review.
GREEN
Green code mandatory measure sheets (no labels). The title bock of each sheet shall not be blank. Provide designer’s information, project address, drawing title and sheet number on plan. Those sheets shall also be listed in the sheet index on the cover sheet #1.
STRUCTURAL
Additional plan check comments are marked directly on the drawings, such as missing or incorrect details. Please revise.
Construction Documents (1603): The design loads and other information pertinent to the structural design required by Sections 1603.1.1 through 1603.1.9 shall be indicated on the plans.
Material Specification: Provide complete material notes and specifications on the plans.
Special Inspections (1704): The Registered Design Professional shall include a “Statement of Special Inspections” on the plans. Provide complete inspection program & list on the Title Sheet.
The “cover page” of the structural calculation shall be stamped and signed by the Registered Design Professional and shall include the date of signing below the stamp. (California Business & Professions Code 5537, 5538, 6737.1, and 6745)
Clarification. Ceiling joists are shown on the room addition area, but not shown in all roof framing connection details. Please revise plan to clarify and have design consistent.
If ceiling joists are provided, provide calculation and specify ceiling joists on framing plan and connection details.
Provide tapered end design and detail for the 5.25”x16” bottom blushed PSL beam on plan.
Provide calculation and connection details to design the floor beams to support the 2x6 floor joists on plan.
Provide design and detail for the beam support on each end of the floor beams.
Detail 11/SD1. The existing rim joists may not design for additional load to support the new floor joists. Please revise design on the drawings for further review.
Provide detail for crawl space access in the concrete stem wall on plan.
Detail 9/SD1 appears for concrete slab-on-grade detail. Revise to provide reinforcement is doweled into the existing concrete stem wall and concrete footing to have continuity reinforcement in new and existing foundation.
LATERAL
Provide a shear wall schedule on the plans and specify the maximum design shear load for each shear wall type. Limit the design shear wall loads to those allowed by Code. Clearly indicate on the plans all plywood and drywall shear walls.
Provide details where redlined on the plans
Grid line 1. Provide shear transfer detail to design the shear-transfer-around-opening in the 11 feet shear wall.
Grid line 1. On plan, show shear wall length on plan for each pier of the 11 feet shear wall.
Grid line 2. Provide shear connection details, properly referenced, at the top and bottom of all shear walls.
Sheet 4. Provide a complete and consistent grid system with grid lines for each lateral line of resistance on plan.
Sheet 4. Grid 2. Revise detail 12/SD1 to provide under-pinning with HDU2 holdown installation detail on the existing footing.
Sheet 4. Grid 3. Specify holdowns and installation detail on plan per structural calculation to transfer uplift force from the segment shear walls.
Call out plywood spans on the roof and floor diaphragm notes on plan.
