The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Sheet CS-1: Plans shall be signed and dated by the person who is responsible for preparing the plans. Code Requirement: Please update code to 2022 code edition. Proposed Site Plan: Please revise plan to show surface water drainage information. Lot shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6” within the first 10’ (5%). Please revise site plan to show grade slopes away from building wall and adjacent property, swales, area drain, etc. A separate drainage plan may be required. (R401.3 CRC) Note on plan: "A Federal Emergency Management Agency National Flood Insurance Program ELEVATION CERTIFICATE shall be completed by a California Licensed Land Surveyor or California Registered Civil Engineer who is authorized to practice land surveying. The completed ELEVATION CERTIFICATE must be submitted to the Building Inspector at the time of foundation inspection, and a FINAL CERTIFICATE must be submitted at the time of final inspection." Sheet G-1 & G-2: Please update the Green Building Standard Code Residential Mandatory Measures to show compliance with the 2022 California Green Building Code. Sheet A-1: Existing bedroom 1 & 2: Windows shall meet light, ventilation and emergency escape. The escape opening shall have a minimum net clear opening of 5.7 sq. ft. with 24" minimum net clear height and 20" minimum net clear width. Escape window shall have a finished sill height not more than 44" above the floor. Existing window dimensions: For clarity, please revise dimension to show Width x Height for industry standard. New wall between garage and residence: Please specify minimum ½” gypsum board on the garage side, extending from foundation/slab to roof sheathing. Living room of the main residence: Please provide natural light and ventilation for the living. Provide glazing = 0.08 x floor area (minimum of 10-sq. ft.), with openable portion = 0.04 x floor area (minimum of 5-sq. ft.).Any room may be considered as portion of an adjoining room when one-half of the area of the common wall is open and unobstructed; provides a minimum opening = 0.10 x the interior room floor area or 25 sq. ft., whichever is greater. Door D01.03 schedule: the location of the door called out on the door schedule was incorrect. Please revise location of door D01.03. Door D01.03: Door between garage and residence shall be solid wood doors not less than 1-3/8 inches in thickness; solid or honeycomb core steel doors not less than 1-3/8 inches thick; or 20-minute fire-rated doors. Door shall be self-closing and self-latching. ADU bathroom 1 & 2: Please show required dimensions for the water closet and shower compartment. Water closet shall have 15” to any wall or obstruction on each side of its centerline and 24” clear space in front. Show dimensions on plan. Shower compartments shall be not less than 1,024 sq. in. and also be capable of encompassing a 30” diameter circle. Show dimensions on plan. Water heater: Please revise plan to show/provide a gas tankless water heater to match Title 24 calculation or revise Title 24 calculation to show heat pump water heater. Building Sections: please clearly reference to sheet A-4 for building sections. Provide construction detail for one-hour fire-rated exterior wall assembly. Detail shall be clearly cross-referenced onto the plan. Provide detail to show protection of eave overhang, where fire-protection is required. Clearly cross-reference detail onto the plan. Exterior wall located less than 5-ft (but not less than 3-ft) from the property line shall be allow up to 25% wall opening. Please provide wall opening calculation along the exterior wall locate adjacent to the property line (left side), include the opening on the porch wall. Sheet A-2: Main house: Please provide smoke and carbon monoxide alarm outside of new bedroom 3 and bedroom 4. ADU: Please relocate and provide smoke and carbon monoxide alarm outside of bedroom 1 and bedroom 2. The alarms shall locate at the close vicinity of the area leading into each sleeping room. Sheet A-3: Roofing: please specify radiant barrier is required. Elevation: Please verify with Planning Division approval on the hung windows. On the plan, please clearly specify wall insulation R-value, ceiling insulation R-value, and attic insulation. Referenced to T.24 by itself was in sufficient. FEMA requirement LOMA form – Please reproduce the LOMA form on the plan. Elevation Certificate: Please provide separate Elevation Certificate for each address (5405 W. Roosevelt Ave. ; and 5405 W. Roosevelt Ave, #2). Elevation Certificate, item B9: The 65.0 feet is not the Base Flood Elevation; it’s the lowest adjacent grade elevation, per LOMA form. If it’s not been established, please specify “Unknown”. Elevation Certificate, item C1: Please check in the “Construction Drawings” box, instead of “Building Under Construction”. Structural Review Comment: Sheet SD0: Please revise notes and code references to reflect and reference to the current Code edition and design Standards. Sheet S.2: Detail 10/SD2 called out at the one-hour wall between the two units was not applicable. Please provide detail to show full height wall for units separation and fire-protection. Sheet S.1: Footing detail 15/SD1 – Please revise detail to provide minimum 18” deep footing, measure from the bottom of the approved compacted fill. Sheet S.1: Detail 8/SD1 – Please specify minimum footing depth (minimum 18” deep, measured from the bottom of the approved compacted fill). Structural calculation: please revise structural calculation in accordance with the current Building Codes and Design Standards. Revise structural plan as necessary.
