The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet A-1:
Site drainage: Please provide/show minimum 5% slope away from the building wall at the landscape area; 2% at paved area.
Sheet A-3:
One-hour fire-rated wall is required between the existing house and new ADU conversion. Minimum 5/8” type ‘X’ gypsum board is required on both side of wall. Please revise floor plan to show at least one layer of 5/8” type ‘X’ gypsum board on each side of the wall. Provide detail and clearly cross-referenced onto the plan.
Provide a cross-section through the wall between the existing house and new ADU to show the one-hour wall is extending from the foundation/floor to the underside of the roof sheathing.
Walls separating dwelling units shall provide airborne sound insulation for walls with an STC rating of at least 50. Provide details on plans and provide verification of a tested assembly to achieve the required STC rating of 50.
On the plan, please show/provide smoke alarm inside and outside of each bedroom; and, provide carbon monoxide alarm in the hallway outside of each sleeping room.
Sheet A-4:
Section X – Please reference onto the floor plan to show where the section is cut through.
Sheet S-1:
Please provide positive connection (dowels) between the new family slab to the existing footing/slab.
Detail C/S-1: Please provide positive dowels between the new concrete curb and existing footing.
Foundation plan and building section Y/S-2 showed there is surface applied redgard product on the existing garage slab; however, detail C showed as new concrete slab over the existing concrete slab. Please coordinate and provide accurate information for the ADU conversion.
Sheet S-2: Roof framing
Please provide shear walls at the north and west walls of the garage conversion.
Provide detail to show new 4x12 beam supporting of existing roof framing.
Existing wall to be removed for the new family room: Please provide shear wall along this wall line to support the lateral loads. Provide calculation.
Calculation: Please provide schematic plan to show location of wall line A, B, and 1 so that it can be easily located on the plan.
Beam 4x12: The tributary load for the beam appear understated. Please show interior support for the existing roof framing. Provide/show ridge beams or ceiling beams.
Provide calculation for the 2x10 ceiling.
Check foundation supporting the 4x12 beam with the revised tributary width.
