GENERAL REQUIREMENTS
Clearances –The approval from the following agencies are required prior to Building permit issuance:
Planning Division – After the Building Division’s approval, Building Division staff will notify the Planning Division for approval. For approval status, contact the Planning Division at (714) 647-5804 or visit the Planning Division counters.
Public Works Agency (PWA) – After the Building Division’s approval, visit the Building Division counters and request a copy of the approved plan. Bring the approved plan to the PWA counters for approval. After PWA approves your project, return the approved plan to the Building Division counters.
Redline Pickups Instructions – Plan check redlines are available at the Building Division counters. Building counter hours are 8am - 3pm M, T, TH, and alt-Fridays and 8am - 2pm on Wednesdays. City Hall hours are 7:30 am to 5:30 pm, Monday through Thursday and 8:00 am to 5:00 pm every other Friday. See City’s website for a list of observed holidays and Friday closure dates.
Resubmittal Instructions– Please provide a written response to the Plan Check Comments. Provide (3) copies of the latest drawings, and (2) copies of calculations,andothersrelateddocument.
Without scope of work modification- Resubmit all construction document with one of the (3) options below:
Resubmittal Bin: No appointment is required. Complete the Plan Check Re-Submittal Formalong with the resubmittal. The resubmittal bin is available at the City Hall Ross Annex lobby.
Walk-ins: No appointment is required. Daily walk-ins are available for resubmittals at the first come first serve basis.
By appointment: Call the Building Division at 714-647-5800 to schedule a resubmittal appointment, or contact your assigned permit counter staff for your specific project.

This review does not include mechanical, plumbing, fire sprinkler system, or electrical work- Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.
Extra plan check fee–Additional plan check fee may be required after the third review cycle (starting on the 4th review) on hourly basis.

Sheet A002. Per energy calculation (T-24 sheets), some glazed doors and windows are altered. In the window and door schedules, identify new (N) and existing (E) to identify location of the window alterations on plan.
Building Division response:
It appears window #12 are all existing. However, the window schedule shows new windows. Please clarify on plan.
The floor plan shows both new and existing windows occur for window #6. Please use different window # on plan and window schedule to distinguish new and existing. Please do not combine. This may cause energy design in error as well.
Sheet A002. Revise U-factor and SHGC value in the general plan notes and schedules to be consistent with energy calculation.
Building Division response:
Window schedule. For new windows: Update the performance to maximum U:0.29 and maximum SHGC:0.21.
Door schedule. For glazing door #D1: Update the performance to maximum U:0.29 and maximum SHGC:0.21.
Sheet A002. Add note to the “Mech/Elec plan” that: “for reference only”.
Building Division response: This review does not include EMP plan check. If the EMP plans are shown, it should be noted as “for reference only”. The design is subjected to field inspection.
Sheet A003. Callout attic vent locations, sizes and types on roof plan. (CRC R806.2)
Building Division response: Per calculation, show total 14 vents on the roof plan.
Energy code requirements:
T24.1. Revise the fenestration area per redlines on the drawings to match floor plan.
Building Division response:
The relocation of the window #12 appears reusing the existing window. Please update the energy to model it as existing window. (area: 16 sf. facing 285 orientation)
Revise energy design for window #11 from existing to new. (area: 24 sf. facing 105 orientation)
