An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued.
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet 1:Job address: Plan specified Anaheim City. Please revise job address to show city of Santa Ana. Project information: Please specify the storage area above the first floor. Storage area shall comply with Mezzanine under Section 505. Otherwise, the storage area shall not be allowed. Minimum ceiling height above and below the mezzanine shall be 7-ft clear. On the plan, please show/provide accessible parking stall in accordance with Section 11B-502 and provide an accessible route from the accessible parking to the building entrance. Show detail of accessible parking, signage, marking, concrete curb ramp, detectable warning, etc. Details shall be clearly cross-referenced onto the plan. On the plan, please provide scope of work describing in detail of the proposed work (fire-damaged repair). Occupancy groups: Please include occupancy group ‘B’ and ‘S-1’ for the proposed office and storage area. Sheet 3: For clarity, please show location and detail of the fire-damaged area. Sheet 4: Door 11, 12, 13: Please provide elevation for doors, including door threshold detail. Opening between the two offices – Please show dimension (36” opening minimum). On the plan, please specify door hardware. Note on plan: Egress doors/gates shall be readily openable from the egress side without the use of a key or special knowledge or effort. (1010.1.9)Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. Sheet 5: Detail 1/5: Please stairway detail to show/provide handrail extend 12” at top before returning to the wall; and 12” + one tread at the bottom landing before returning to the wall (see redlines for clarification). Sheet 6: Detail K, door thresholds: Door threshold shall be ¼” maximum or ½” with beveled complying with 11B-303.3. Detail M, tread nosing: The nosing shall be 1 ¼” maximum. Please revise detail accordingly. (11B-504.5)Sheet 10: Building Sections: For clarity, please clearly cross-reference where each section is cut on the floor plan. Storage mezzanine: The second level storage area shall be designed mezzanine and provide minimum 7-ft ceiling height. (505Structural Comments: Sheet 9, Storage floor framing: note referenced to detail 7/13 along wall adjacent to CMU wall (wall line 2) for wall anchor was not applicable. Please coordinate and revise referenced detail accordingly. Provide lateral resisting system for the storage floor area along grid line 2.7 (interior wall). Provide footing where new lateral resisting system is provided. Provide foundation plan showing existing/new footing, slab and support for the new posts. Provide detail. (End of Comment)
