An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued.
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)
- School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet A0.1: Reminder: Grading permit is required for the new addition. Submit a separate grading plan for review and approval. Grading permit is required prior to building permit issuance. Please note on plan: MEP ARE UNDER SEPARATE SUBMITTAL AND PLAN REVIEW. Please remove the “Electrical Drawings” under the Deferred Submittals.Deferred Submittal: Please specify Roof Trusses will be a deferred submittal. Sheet A1.1: Building Data: The existing building was classified as Type III-B construction. Please revise type of construction to match with the existing construction type. Occupancies: Please specify occupancy group “F-1”. Accessible route from the street to the building: Please provide enlarge detail of new walkway, including slope, concrete curb, curb ramps, and detectable warning. Provide details and clearly cross-reference details onto the plan. On the plan, please provide/show accessible restrooms and provide enlarged restroom plans to show compliance with Chapter 11-B, Division 6. Provide plumbing fixture calculation to show required number of fixture in accordance with the plumbing code. Please provide an accessible route from the building to the new trash enclosure. Sheet CG.1: Information provided must be legible. Please increase font size and contrast. Mandatory Measures: Please complete the forms with “Y”, “N/A” or “O” and clearly reference to plan sheet where each information is provided. Sheet A2.1: Please provide Wall Legend for existing wall, new wall, and wall to be remove. Revise floor plan to provide different wall line type so that existing wall and new wall can be easily differentiate. On the plan, please provide/show accessible restrooms and provide enlarged restroom plans to show compliance with Chapter 11-B, Division 6.Please provide a separate Exit/Egress plan with occupant calculation, common path of travel, and travel distance. Sheet A2.2: New wall opening – Please show dimension of the new openings between the existing building and new addition. Existing restrooms shall be accessible to the persons with disability. Please provide restroom plans and details to show compliance with Chapter 11-B, Division 6. Door hardware: Please provide the following information on the plan – Egress doors/gates shall be readily openable from the egress side without the use of a key or special knowledge or effort. (1010.1.9)Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground. The force for pushing or pulling open a door shall be 5-lb maximum. Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist. Sheet A2.3: Smoke Hatch and Skylight: Please provide ICC report number on the plan. Please provide detail to show roof finish and flashing between existing and new roof. Sheet A4.1 & A4.2: Please clearly reference wall sections onto the plan so that it can be easily located. Sheet A5.1: Detail 16: For clarity, please delete the dimension line at the top of the landing. Structural Comment: Please remove note indicate “These Drawings Are Not Intended For Construction…”. Please provide geotechnical report for the proposed addition. Foundation shall be designed in accordance with the soil report recommendation. Submit the final foundation plan and detail to the geotechnical engineer of record for review and approval. The geotechnical engineer shall “review” the foundation plan for general conformance with the soil report recommendation. Detail H/SD10: Type III-B construction – Type III-B construction shall be a non-combustible material and protected with minimum 2-hour fire-rated construction for the exterior wall. Please coordinate with the architectural plan and revise detail accordingly. (CBC 602.3)Detail H/SD10: New wall above existing wall: Please provide bracing for new wall for out-of-plane loads. Provide calculation. Sheet S1.1: Please reference to sheet S3.0 and S3.1 for concrete panel elevation information. Please provide detail to show shear transfer of roof diaphragm to the steel Chevron Braced Frame. Detail G/SD10 called out for the sawcut opening in existing wall was incomplete. Please provide detail with strong-back to support vertical and out-of-plan load. Provide calculation. New opening in existing concrete wall: Please provide calculation for existing wall to justify the remaining walls are capable of resisting the existing lateral loads. State all assumption. Provide structural calculation and detail for the new trash enclosure. Structural calculation: Please update calculation to show referencing to the current Building Code edition and Design Standards.
