All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.Meetings between the project applicant/designer and the plan reviewer shall be by appointment only. Please call (714) 647-5812 for an appointment.Please return marked up set of drawings with corrections.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022 California Building Standards Code with local amendments.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)
- Orange County Sanitation District (714) 593-5756
- Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Provide the following:
- Provide a fully dimensioned site plan on each set of plans.
- Disabled access compliance must be shown on the site plan.
- Show all property lines of record on the site plan. Show compliance with CBC Section 704 and CBC Tables

calculations for walls in rooms with a floor to building structure above height greater than 14’.
- Heights of partition, suspended ceiling, structure above.Please note doors #1,4 and number 8 shall be openable from inside without use of key.CBC Section 1022..2.2, Exterior exit doors shall lead directly to the exit discharge or the public way. (show for all exterior doors)Show all exit doors and entrance door on the site plan.CBC Sections 1002 and 1028, EXIT DISCHARGE. That portion of a means of egress system between the termination of an exit and a public way.CBC Section 1028.5, Access to a public way. The exit discharge shall provide a direct and unobstructed access to a public way.The City of Santa Ana requires concrete exterior door landings. Revise the drawings to show compliance. Provide 12” clearance to the strike edge of door #3 and # 4.CBC Section 11B-404.2.7, Hand-activated door opening hardware shall be centered between 34” and 44” above the floor. Latching and locking doors that are hand activated and which are in a path of travel shall be operable with a single effort by lever-type hardware, by panic bars, push-pull activating bars, or other hardware designed to provide passage without requiring the ability to grasp the opening hardware. Locked exit doors shall operate as above in egress direction. Provide dimension for the washing area. Show minimum 44” clearance between aisles in the storage area.CBC Section 1013.1. Provide a directional exit sign at changes in exiting direction.Tactile exit signs shall be required at the following locations:
- Each grade-level exterior exit door shall be identified by a tactile exit with the word “EXIT.”
- Each exit door that leads directly to a grade-level exterior exit by means of an exit enclosure, or an exit
passageway, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit access door from an interior room or area to a corridor or hallway, which is required to have a visual
exit sign, shall be identified by a tactile exit sign with the words “EXIT ROUTE.”
- Each exit door through a horizontal exit shall be identified by a sign with the words “TO EXIT.”It is the project designer’s/property owner’s responsibility to show compliance on the drawings with all applicable Federal and State Accessibility Standards.Drawings submitted to the Building Division for review shall provide the following information to insure compliance with CBC Section 11B-202.4:
- An accessible entrance
- An accessible route to the altered area
- Accessible restrooms
- Accessible telephone (if any)
- Accessible drinking fountains, and
- Parking, signage and alarmsCBC Section 1114B.1.2, 1114B.1.3. and 1129B.3, Item 3. Entrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area. Provide a continuous walking surface from each exit door to public way.If a walk crosses or adjoins a vehicular way, and the walking surfaces are not separated by curbs, railings or other elements between the pedestrian areas and vehicular areas, the boundary between the areas shall be defined by a continuous detectable warning which is 36” wide, complying with the CBC Section 11B-247.1.2.5Each lot or parking structure where parking is provided for the public as clients, guest or employees, shall provide accessible parking as required by CBC Section 11B-502.CBC Section 11B-208.2.4. One in every six accessible spaces, but not less than one, shall be served by an access aisle 8’-0” (96”) wide minimum and shall be designated van accessible as required by Section 11B-502. The words NO PARKING shall be painted on the ground within each eight’ loading and unloading access aisle. This notice shall be painted in white letters no less than 12” high and located so that it is visible to traffic enforcement officials Show height of the lockers comply with accessibility.Plumbing facilities shall be provided in accordance with the California Plumbing Code (CPC) Section 422 and CPC Table 422.1Separate, disabled accessible, sanitary facilities shall be provided for each gender in accordance with the California Plumbing Code (CPC) Section 422.2.CBC Section 1607.7. Provide complete grab bar details on the drawings showing compliance with CBC Section 11B-604.5 including structural strength to support a 250 pound point load.CBC Section 11B-606.5. Note on the drawings hot water and drain pipes under lavatory shall be insulated.CBC section 11B-604.8.1.2. Toilet shall be farthest from the door. ( Men’s accessible toilet) Baby changing tables cannot be in the accessible toilet compartment. Show minimum 12” clearance to the strike edge of women’s bathroom. Show size of doors for accessible toilet compartments.All dining, banquet, and bar facilities shall be made accessible to persons with disabilities as provided in CBC Section 11B-226.1. At least 5%, but not less than one of the seating spaces in each functional area is accessible as follows: ( For 25 bar chairs provide 2 accessible counters)
- Provide minimum 60” long accessible bar
- Provide a minimum 30” x 48” wheelchair clear floor space.
- Provide knee space at tables at least 27” high, 30” wide and 19” deep.
- Provide height of tables between 28” – 34” from the floor ground.Counters where food or drink is served shall show compliance with the following:( Provide minimum 60” wide for the accessible counter)
- Top of counter is between 28” – 34” above the finish floor.
- Knee clearance to be a minimum 27” high, 30” wide, and 19” deep.
Exception: Knee clearance is not required at checkout counters or service counters.
- Clear floor space a minimum of 30” by 48”.
- Clear floor space adjoins an accessible route.Flip top door cannot be used at the bar area.Complete the attached Disabled Accessibility Documentation Form. Please verify if the T-bar ceilings are new or existing. For new T-bar ceilings provide detail, including attachment detail to the structure above.Note ICC Research Report Number on the drawings for Walk-in cooler and or freezer.Provide calculation and construction detail stamped by the engineer for the walk in cooler. Provide landing for the walk in cooler.Provide height of the Burner oven on sheet A-4, section C. ( provide anchorage detail). Provide complete engineering, calculation and detail for the Gypsum ceiling in the bathroom. On detail 9/A-6, provide bracing at both sides. Provide height of the shelving. For shelving between 6’-8’ provide attachment detail. For shelving’s over 8 ‘ tall provide engineering calculation and detail.Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for:
- Storage racks over 8’ high
- New mechanical equipment on roof (note on Roof Framing Plan weight of each existing and new piece of
equipment on the roof)
- Structural support of shaft(s) and/or hood(s)Provide the gauge number for the bottom track on detail 5/A-7.
