All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit (3) corrected sets of plans.
GENERAL REQUIREMENTS
Clearances –The approval from the following agencies are required prior to Building permit issuance:
Planning Division – After the Building Division’s approval, Building Division staff will notify the Planning Division for approval. For approval status, contact the Planning Division at (714) 647-5804 or visit the Planning Division counters.
Public Works Agency (PWA) – After the Building Division’s approval, visit the Building Division counters and request a copy of the approved plan. Bring the approved plan to the PWA counters for approval. After PWA approves your project, return the approved plan to the Building Division counters.
Redline Pickups Instructions – Plan check redlines are available at the Building Division counters. Building counter hours are 8am - 3pm M, T, TH, and alt-Fridays and 8am - 2pm on Wednesdays. City Hall hours are 7:30 am to 5:30 pm, Monday through Thursday and 8:00 am to 5:00 pm every other Friday. See City’s website for a list of observed holidays and Friday closure dates.
Resubmittal Instructions– Please provide a written response to the Plan Check Comments. Provide (3) copies of the latest drawings, and (2) copies of calculations,andothersrelateddocument.
Without scope of work modification- Resubmit all construction document with one of the (3) options below:
Resubmittal Bin: No appointment is required. Complete the Plan Check Re-Submittal Formalong with the resubmittal. The resubmittal bin is available at the City Hall Ross Annex lobby.
Walk-ins: No appointment is required. Daily walk-ins are available for resubmittals at the first come first serve basis.
By appointment: Call the Building Division at 714-647-5800 to schedule a resubmittal appointment, or contact your assigned permit counter staff for your specific project.

This review does not include mechanical, plumbing, fire sprinkler system, or electrical work- Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.
Extra plan check fee–Additional plan check fee may be required after the third review cycle (starting on the 4th review) on hourly basis.

General code requirements:
Scope-of-Work: Show the complete Scope-of-Work on the plans per the permit application. Plan review is subject to the Scope-of-Work on the permit application and any work not part of the Scope-of-Work (Project Description) shall be deleted or marked as “Existing”.
This scope of work is limited to install playground equipment and structure. Submit the plans only related to this project: Sheet T, sheet L-1.2, sheet L2-1, sheet L-2.3, sheet L-2.7, play & park structures”, equipment specifications, structural anchorage calculations and plans.
All “play & park structures” sheets must be on the same size of paper as other sheets. 30”x48”.
2nd review Building Division response:The sheet with footing design and footing table was submitted on the first review. However, that sheet is not provided on this submittal. Please provide or clarify.
Incorporate play equipment specifications (Duramax; Mockingbird model #:10-130981) as part of the plan.
Final drawings and calculations shall be stamped and signed by the Registered Design Professional and shall include the date of signing below the stamp. (California Business & Professions Code 5537, 5538, 6737.1, and 6745)
2nd review Building Division response: Missing stamp, date of sign and signature on some sheets.
Remove all other sheets not related to this permit application from this submittal package.
As referenced in the note #4.5 on sheet L-1.2, provide detail D on sheet L-2.3. This detail is not available.
Clarify the slope directions of the accessible ramp (up or down) on plan.
Show elevation difference between the playground and surrounding pedestrian walkways.Abrupt changes in level exceeding 4 inches in a vertical dimension between walks, sidewalks or other pedestrian ways and adjacent surfaces or features shall be identified by warning curbs at least 6 inches in height above the walk or sidewalk surface. See exceptions. (11B-303.5)
2nd review Building Division response:the response by RLA stating “surface will be flush with the finish surface of the adjacent concrete. Warning curbs not required”. Please provide the following on plan:
On plan, provide grade elevations on the playground and the concrete pedestrian walkway along and on each side of the boundaries.
Add note on plan: “The flushed boundaries between the concrete pedestrian walkway and playground shall comply with California Building Code Section 11B-303.2. Changes in level of 1/4 inch high maximum shall be permitted to be vertical and without edge treatment.”
Sheet L-2.1. Clarify section A and section B in detail C/L-2.1. This details show the playground and the concrete walkway are not flush. Please revise plan to clarify and match the grade elevation.
Sheet L-1.1 through L-2.2. Plan shows 12 feet long area with 4.5% slope walkway design. Please clarify and revise plan.
Show handrails and handrail extensions on the site or floor plan and shall not encroaching into the pedestrian walkways. Verify on the plan.
Show required top and bottom ramp landings with dimensions on the site or floor plan.(11B-405)
Add note to plan: “The maximum surface slope in the playground shall not exceed 1:50.”
Provide structural plans and anchorage calculation and anchorage details on the drawings.
2nd review Building Division response:
Submit structural foundation plans with all footing and anchrage details. Plans shall be stamped and signed by the Registered Design Professional and shall include the date of signing below the stamp.
Stable all pages of structural calculations together.
