An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued.
All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Sheet 1:Project information: Please specify the storage area above the first floor. Storage area shall comply with Mezzanine under Section 505. Otherwise, the storage area shall not be allowed. Minimum ceiling height above and below the mezzanine shall be 7-ft clear. On the plan, please provide scope of work describing in detail of the proposed work (fire-damaged repair). 2nd Review Comment: For clarity, please include “Remove of the existing storage floor level above the office area and create an unoccupied / non-storage attic space above the reduced office area” in the scope of work. Occupancy groups: Please include occupancy group ‘B’ and ‘S-1’ for the proposed office and storage area. Sheet 4: 2nd Review Comment:It appear that the office area is 10% or less of the total building area (9855 Sq.ft.); therefore, the occupancy separation walls are not required between the office and manufacturing area. Please revise plan to show non-rated wall. Otherwise, new full-height 2-hour fire-rated wall shall be extended from slab/floor to the underside of the roof sheathing. 2nd Review Comment: If the fire-rated wall is still required/provided, revise detail 2/15 to show fire-rated wall assembly extended to the underside of the roof sheathing, and provide fire-rated caulking accordingly. (Note: This requirement would not apply if fire-rated wall is not provided/required). 2nd Review Comment: Please note on plan “No storage shall allow in the attic space”. Structural Comments: Provide foundation plan showing existing/new footing, slab and support for the new posts. Provide detail. 2nd Review Comment: Please provide a foundation plan showing existing and new footing, including exterior and interior footings. 2nd Review Comment: Sheet 11 and 16 indicated moment frame – on the framing plan (sheet 9) and foundation plan, please clearly show location of where the new moment frame is proposed. 2nd Review Comment: Please provide two complete sets of calculation, including the updated/revised calculation, for final review and approval.
