CITY OF SANTA ANA AMENDMENTSThe drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022 California Building Standards Code with local amendments.All persons preparing plans, specifications, and instruments of service for others shall sign those plans, specifications and other instruments of service for others shall sign those plans, specifications and other instruments of service and all contracts therefore. All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. - Provide a fully dimensioned site plan on each set of plans.

- It is the project designer’s responsibility to coordinate work with the various trades to ensure that the size of
the wall cavity will be large enough to accommodate piping, fittings, ducts, etc. There has been a continuing
field problem of 2½” wide metal studs not being able to accommodate plumbing pipes.
- Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13
for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations
and drawing prepared by a registered engineer are submitted for review. Submit structural engineering
calculations for walls in rooms with a floor to building structure above height greater than 14’.
- Provide on the drawings details for the lateral support of partitions, rails and similar space dividers less than
5’ 9” in height.
- Sheathing material and details of attachment. Note type, size, and spacing of fasteners.
- Heights of partition, suspended ceiling, structure above.
- Show ceiling height.Provide on the drawings a complete door schedule, showing:
- Door sizes for all new doors (CBC Sections 1010.1.1 and 11B-404.2)
- Hardware complying with exiting and disabled accessibility requirements (CBC Sections 1010.1.9 and
11B-404.2.7)
- Compliance with limitation of viewport size (CBC Section 716.2.2.1 Exception 1)Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”.ACCESSIBILITY
When adjusted construction cost is less than or equal to the current valuation threshold of $ $195,358.00 (2023) as defined in Chapter 2, Section 202, the cost of compliance with Section 11B-202.4 shall be limited to 20% of the adjusted construction cost and compliance shall be provided without exceeding the 20%.
When alterations or additions are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration or addition shall be provided unless otherwise exempt. (CBC 11B-202.4)
Primary accessible path of travel shall include a primary entrance to the building or facility, toilet and bathing facilities serving the area, drinking fountains serving the area, public telephones serving the area, and signs. (CBC 11B-202.4)
Identify all features that will be altered to bring into current compliance with (CBC 11B-202.4)Show detailed information, including dimensions, on existing accessible parking, ramps, and toilet facilities, to verify conformance with the current requirements. (CBC 11B-502, 11B-405, 11B-603 through 11B-606.7)
Entrances, exits and paths of travel – entrances, limit threshold = ½” max.; level area 60” in direction of door swing, 48” opposite door swing, 24”(exterior)/18”(interior) jamb clearance; bottom 10” of door to be smooth, uninterrupted surface, etc. (CBC 11B-404.2.5, 11B-404.2.4, Table 11B-404.2.4.1, 11B-404.2.10)In existing buildings and facilities, where not all entrances are accessible. Provide a minimum of one International Symbol of Accessibility at all accessible building entrances. (CBC 11B-216.6)The width of the level area on the side to which the door swings shall extend 18” past the edge for interior doors.Handles, pulls, latches, locks, and other operable parts on doors and gates that are in a path of travel shall be operable with one hand and shall not require tight grasping, pinching or twisting of the wrist. (CBC 11B-309.4, 11B-404.2.7)Operable parts of door hardware shall be 34” minimum and 44” maximum above the finish floor or ground. (CBC 11B-404.2.7)Door openings shall provide a clear width of 32” minimum. Swinging doors clear opening shall be measured between the face of the door and the stop, with the door open 90 degrees. Openings more than 24” deep shall be 36” minimum. (CBC 11B-404.2.3)The front approach level area shall have a length in the direction of door swing of at least 60” and the length opposite the direction of door swing of 48” as measured at right angles to the plane of the door in the closed position. (CBC 11B-404.2.4.1 & Table 11B-404.2.4.1)Swinging door and gate surfaces within 10” of the finish floor shall have a smooth surface on the push side extending the full width of the door or gate. Parts creating horizontal or vertical joints in these surfaces shall be within 1/16” of the same plane as the other. (CBC 11B-404.2.10)Maximum force for pushing or pulling open, exterior or interior hinged doors with closers and sliding or folding doors, shall not exceed five pounds. Minimum allowable opening force, for fire doors, not to exceed 15 pounds. Every aisle shall not be less than 36” wide if serving only one side, and not less than 44” wide if serving both sides. (CBC Section 11B-221 and 11B-802). Show dimensions between equipment, shelves and walls to show the accessible aisle within proposed tenant improvement area including bakery storage area on the plan. Note ICC Research Report Number on the drawings for Walk-in cooler and or freezer.Sheet A-05. Delete the note “as reference only” from roof plan.Sheet A-05. Clarify and identify new roof screen walls. Provide length, height and design of the new screen walls.STRUCTURALClarify on the drawing if the wall between the bakery storage and the bakery area is load-bearing wall. Compared with existing floor plan, the door between bakery storage and bakery is newly added. Provide structural design and detail for the new door opening. Structural calculation is needed if the door is located within the load-bearing wall. Provide specification of the rooftop equipment to verify structural design, including dimensions and weight of the equipment.Specify the weight of the roof mounted equipment on the plans. Provide engineering calculations and structural plans for the support and anchorage of the roof mounted equipment weighing more than 400 pounds or with a center of mass located more than 4-feet above the roof level.
