The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued. Grading permit is required prior to building permit issuance. Reminder: a separate building permit is required for the retaining walls. Light-standards: On the site plan, please clearly show location of the proposed light-standards and provide structural calculation and structural details for the light poles. Detail shall be clearly cross-referenced onto the plan. Perimeter CMU walls: West wall: Please provide structural calculation and details for the retaining wall, and clearly specify the linear feet of the retaining wall. South wall: Please provide structural calculation and details for the retaining wall, and clearly specify the linear feet of the retaining wall. Existing North Wall: North wall with new retaining – Please provide new retaining wall or reevaluate existing wall with the new retaining. State all assumption and provide details on the plan. Sheet A4.0: Apply to all buildings – First Floor: Water heater located in the garage: Please show / provide a designate a space at least 2.5 feet by 2.5 feet wide and 7 feet tall suitable for the future installation of a heat pump water heater (HPWH). A designated space is within 3 feet from the water heater – The following shall be provided: A dedicated 125 volt, 20 amp electrical receptacle that is connected to the electric panel with a 120/240 volt 3 conductor, 10 AWG copper branch circuit, within 3 feet from the water heater. Isolate both ends of the unused conductor. A reserved single pole circuit breaker space in the electrical panel adjacent to the circuit breaker A condensate drain that allows natural draining of the water heater. Second Floor Master bathroom: Water closet room – Please revise plan to provide minimum 24” clear in front of the water closet, for the width of 15” on each side of the water closet, measured from the centerline of the water closet (30” x 24”). Please revise all effected plan sheets. Door K between garage and storage space under stairway: Please provide/specify 20-minute fire-rated door with self-closing and self-latching. Window F and I provided in bedroom do not meet emergency escape opening. Please revise plan to provide emergency escape window (window E or H) in bedroom. Sheet A4.1: Roof plans (Apply to all buildings) Photovoltaic system is required for all newly constructed low-rise residential. Please revise roof plans to show space on roof for the required Photovoltaic panels. The panels shall not bock roof vents, mechanical and plumbing vents. Sheet A4.2: Utility Plans (Apply to all buildings) Water closet room – Please provide an exhaust fan in the toilet room. The Legends for receptacle outlets are all the same. For clarity, please differentiate between AFCI outlets, GFCI outlets, and 220-volt outlets. Please show/provide electrical for future electric appliances, per Energy Code requirement. Energy Storage Systems (ESS) ready: All single-family residences that include one or two dwelling units shall meet the following: At least one of the following shall be provided: ESS ready interconnection equipment [auto transfer switch and panel] with a minimum backed-up capacity of 60 amps and a minimum of four ESS-supplied branch circuits, or A dedicated, minimum 1”raceway from the main service to a subpanel that supplies the branch circuits in Section 150.0(s)(2). A minimum of four branch circuits shall be supplied by the ESS: the refrigerator, one lighting circuit shall be located near the primary egress, and at least one circuit shall supply a sleeping room receptacle outlet. The main panel-board shall have a minimum busbar rating of 225 amperes with space to install future isolation equipment/transfer switch within 3 feet. Sheet A4.4: (Apply to all building sections): Mandatory roof deck insulation in newly constructed attic systems (Climate zone 8) to meet an area-weight average U-factor no greater than 0.184 (150.0[a]1). Please revise all building sections to show roof deck insulation or roof insulation above the attic space, in addition to the attic insulation. Sheet A4.5: Detail 1, D: Please revise detail to show handrail height between 34”-38”. Detail 5: Please revise detail to show the 42” height guardrail starting at the top tread. Sheet A5.0: Window F and I provided in bedroom do not meet emergency escape opening. Please revise plan to provide emergency escape window (window E or H) in bedroom. Plumbing wall adjacent to the fire-rated wall: Wall line is missing at some of the plumbing wall (bathroom; kitchen) – Please review and revise plans (all buildings) to show the double wall line. Sheet AD.3: Detail 1/AD.3: Please revise detail to provide/show 5/8” drywall continuing to the underside of the floor sheathing. Structural: Sheet S100: Structural observation form – the form requires owner signature and date. Sheet S111: Referenced detail 5/S11 & 6/S311 for interior shear wall shear-transfer were insufficient. Please revise detail to show shear transfer from roof sheathing to full height truss blockings to top plates. Related to detail 5/S111 above: Truss bearing on shear wall shall be designed as a bearing point. Please coordinate and revise roof framing accordingly. Sheet S200: Detail 1/S310 called out at the exterior wall was not applicable. Please coordinate and revise detail referenced accordingly. Sheet S201: Please revise plan to show floor support for the interior shear-wall / bearing-wall above. Check floor members for additional loads. Where 2nd story shear wall and 1st story shear wall does not align, supporting members shall be designed with seismic forces and omega factor (overstrength factor). Sheet S202: At gridline B – Please provide chord element for drag strap. Sheet S202: At gridline F – Please provide chord element for drag strap. Please cross-reference detail for interior nonbearing wall support at trusses. Sheet S203; S206: Foundation plan, please provide detail and detail reference for the exterior wall along line B. Sheet S204: At gridline B – Please provide strap at line 5. Sheet S205: Interior shear wall – Trusses bearing on the shear wall shall be design with a bearing point. Please revise roof framing plan to show 3-bearing point trusses where shear interior shear walls are provided. Sheet S210: Please revise plan to show floor support for the interior shear-wall / bearing-wall above. Check floor members for additional loads. Sheet S211: Chord strap detail reference to 9/S110 for roof framing condition appeared not applicable. Please provide detail to show strap between wall top plates and roof trusses condition. Please check for all buildings. Sheet S211: At gridline C, between line 6 & 9 – Please provide chord member where exterior walls are offset. Stacked Hardy Frames (2nd & 1st level stacked): Please provide calculation/design for the uplift forces, anchorage and foundation for sum of movement at the foundation support for stacked panel condition. Detail 6/S300: For clarity, please specify plywood sheathing at roof and floor level shall be continuous at the double walls (Fire-partition walls) (End of Comment)
