If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. Please call (714) 647-5812 for an appointment.Please return marked up set of drawings with corrections.Clearly indicate the scope of work under this building permit application: - Revise project job description on the building permit application worksheet to reflect the work to be done under the subject building permit application. - Construction drawings must clearly show all work to be done under the subject building permit application. - Delete all notes and details from drawings that are not a part of the work to be done under the subject building permit application. This includes mechanical, plumbing and electrical work that is not specifically required by the Building Code.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Orange County Sanitation District (714) 593-5756 - Proof of Worker’s Compensation Insurance shall be required at the time of permit issuanceSubmit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.Please note since the original permit for phase 2 is expired, this will be a new plancheck review and not a revision. Provide complete job description under this permit application with complete construction and engineering calculation. Additional plancheck fee will be collected at the time of resubmittal.Provide area tabulation justifying floor areas of the building , by adding 2nd floor ( existing mezzanine) to the building.Add to the job description; a) Door 109b changed from single door to double door. B) Trim room #120 converted into trim room and an office.Provide exiting plan for all the building including the 2nd floor, maximum common path of travel is 75’.Provide typical section view detail of all new partitions and ceilings showing: - Size, spacing, and material of framing members - Note gauge and ICC Research Report number and installation/construction requirements for metal framing members. - Method of attaching framing to the building structure. Compliance shall be shown with CBC Section 1607.13 for lateral support of the walls. Do not support top of walls to suspended ceiling system unless calculations and drawing prepared by a registered engineer are submitted for review. Submit structural engineering calculations for walls in rooms with a floor to building structure above height greater than 14’. - Heights of partition, suspended ceiling, structure above.Provide on the drawings a complete door schedule, showing: - Hardware complying with exiting and disabled accessibility requirements . (For door #111)Provide structural calculations and drawings, stamped and signed by a California licensed architect or registered civil engineer for: - New opening(s) in bearing wall(s) ( New double door and new door in the new room) - For lights in Nurserywall and demo’d wall Provide details on the drawings for the seismic restraint of water heater.Show 12” clearance to the strike edge of door in the hallway next to the electrical room.Sheet A0.5, office, trim room120a, 120 do not match original plan.Show line of the mezzanine over the first floor.Remove any note and details that are not part of this permit application.Show existing room and the walls that remove’d to create new mother room # 112.Identify new wall to create electrical room and construction detail for new wall in electrical room.Identify the equipment in the electrical room and if fire rated wall is required between electrical room and mother room.Is door to electrical room new or existing?Provide engineering calculation to justify mezzanine’s floor loading for light industrial storage per chapter 16. (change of occupancy from B to S1)Provide engineering calculation and detail for the growing lights in the mezzanine.Show weight of the growing lights on the drawingsPlease identify Clone room #114 and room #113 , are they part of this permit application , if not please remove delta 5.Room 204 cannot be a concealed void space.Exit from office on the 2nd floor cannot go through nursery room.Door #109b changed from single door to double door, provide engineering calculation and construction detail for new enlarged opening. Add to job description trim room # 120, converted into trim room and office.Please show location of all the opening showed on the 2nd(sheet A0.5a) floor on the first floor. ( Provide full height cross section from first floor to the structure above)The mezzanine shall comply with these requirements; CBC Section 505.2, A mezzanine shall be considered a portion of the story below. Section 505.2.1, Area limitation, the area of a mezzanine shall not be greater than one-third of the floor area of that room.Provide mezzanine doesn’t comply with requirements of section 505. Please see planning for converting the mezzanine to the 2nd floor before submittal and provide complete engineering, construction detail, accessibility and other CBC 2022requirements.Please be advised this is not a complete plancheck review, since drawings are not complete. Additional plancheck comments might be given at the time of resubmittal.
