This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.

Sheet A1
Revise description of the scope of work to include construction of 24 square feet porch.
Add 2022 CALGreen into the applicable codes.
1-hour fire rated construction for eave underside protection and exterior wall assembly are required on the south side of the ADU (Fire separation distance <5 feet). Provide and cross-reference assembly details into the site plan.
Provide the following on address number:
Show the location of the address number on the site plan. The address number shall be legible and placed in a position that is visible from the street or road fronting the property.
The address number shall be Arabic numbers or alphabetical letters.
Numbers shall not be spelled out.
Each character shall be not less than 4 inches in height with a stroke width of not less than 0.5 inches.
Sheet A2
Provide 1-hour assembly details (protected from both side) separating between ADU and the house. Cross-reference assembly details into the floor plan.
Building Division 2nd review response. Not resolved. Provide 5/8” thickness type “X” gypsum board from existing house from floor surface to the roof deck.
Provide a concrete landing on the exterior side of the bedroom #2 sliding door. (R311.3)
Sheet A3
Section X-X. On the south exterior wall (FSD<5 feet), provide 5/8”-thick type “X” gypsum board on the interior side of the exterior wall for 1-hour fire protection.
On the west elevation, please identify the header height and justify the bottom of the clear opening of the egress window not to exceed 44” maximum, measured from the floor surface.
On plan, specify roof covering material with ICC number in the elevation and roof note #5.
Cool roof is required per energy design (T24 sheet) with minimum solar reflectance: 0.75 and minimum emittance: 0.92. Specify CRRC number of the roof covering material on plan.
Building Division 2nd review response. The revised energy design requires 0.25 minimum emittance > 0.2 provided on the proposed roofing material.
Sheet A4.
Callout attic vent locations, sizes and types on plans. Show specification of the vent to verify net vent free area is not less than 72 square inches per your attic ventilation calculation.
Sheet T24.
Revise orientation and size of the fenestration/glazing area to match the windows and glazed doors on the floor plan.
Building Division 2nd review response. Windows orientation facing south and north are incorrect. Azimuth for north:0 and for south:180. Please correct.
STRUCTURAL
Sheet S1
Add 2022 California Building Code into the applicable codes.
The specified concrete strength in the structural calculation is 4,500 psi, but on the foundation notes, it shows 3,000 psi. Please clarify on plan to be consistent.
Special inspection is required for concrete greater than 2,500 psi per CBC 1705.3 exception 2. Provide statement of special inspection on plan.
Provide specification of the reinforcement steel.
Building Division 2nd review response. Not found on sheet S1.
Provide schedule for footing and slab design as referenced on the foundation plan.
Provide spread footing detail for installation of “PBS44”.
Provide connection detail on plan showing connection of the rafters, ceilings and 4x10 beams (B2).
