The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
Sheet 1:
Applicable Codes: Please revise plan to specify 2022 Code edition and include 2022 CBC, CRC, CPC, CEC, CMC, 2022 California Energy Code, and 2022 California Green Building Code.
Type of construction: Please specify type V-B.
Specify on the plan Occupancy Groups: R-3 / U.
Total F.A.R: Please clarify information indicated as “(N) ADU & (N) Unit”. Revise information accordingly.
Sheet 4:
Building Section: Please revise section to show change in elevation between the interior finish floor and exterior finish slab (minimum 2”), and finish grade (8” minimum to the wood post).
On the plan, please clearly show where the building Sections were cut through.
Section 1 appears not applicable to the porch cover. Please coordinate and revise plan accordingly.
Sheet 6 & 7:
Please coordinate with structural plans; it can be removed, if duplicated information are provided.
Structural Review Comments:
Structural calculation and plans shall be stamped, signed, and dated by the engineer of record.
Detail 1/SD-1: Please revise detail to provide minimum 8” separation between the exposed earth surface and wood post.
Detail 2/SD-1: Please show change in elevation between the interior concrete slab and new exterior concrete slab (2” minimum).
