The applicant shall obtain clearances/approvals for the following, prior to building permit issuance (CHECKED BOXES REQUIRED ONLY): ☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. ☒Public Works Agency approval (647-5039). ☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). ☒Police Department approval on the corrected/final set of drawings (647-5840). ☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work. ☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. ☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. Applicant must pick up red marked sets from city prior to resubmittal and return marked up set with resubmittal.DrawingsSheet A-000Add “Number of Stories” for ADU as separate data. For the purpose of Park & Rec Development fee calculation, please provide new ADU square footage to existing single family residence square footage ratio (ADU sf / SFD sf) on the Cover Sheet.  Square footages shall NOT include garage, non-habitable attic space, non-habitable basement space, patio cover, patio enclosure, sunroom and similar uses.Note on plan: The ADU sf / SFD sf ratio is for Park & Rec fee purpose only. The applicant is responsible for the given “SFR sf” of the existing primary residence; Building Safety staff are not responsible for the accuracy of the given “SFR sf”. Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. MEP are subject to building field inspection.Sheet A-101 Penetrations in wall or floor/ceiling assemblies in two-family dwellings shall comply with Section R302.4. Provide complete details on the plans. Verify adequate attic ventilation provided for ADU side of conversion. Attic space should be separated by fire rated wall between ADU and new laundry room. Each individual attic space should be calculated for attic ventilation and provide adequate ventilation for each section.Roof projection within 5’-0’ from property line shall be 1-hour fire rated on underside or code approved alternative. Specify on plan where required and provide details. Verify all detail and section references provided. Sheet reference does not seem correct.Sheet A-201See comment #5 regarding attic ventilation in ADU portion.Provide depth dimension for tankless water heater room. Ensure 2’-6” minimum for electric water heater ready.Sheet A-401Detail 1D – 5/8” Type X Gyp on interior side shall span to fire rated ceiling or roof sheathing. Sheet S-1Verify detail reference 5/S-1 and 6/S-1 provided at new foundation. Details are for post installed anchoring in existing foundation. Provide new foundation condition details.Dpeth of new foundation dimension note on plan does not match detail 7/S-1. Coordinate with detail and revise as needed.Verify if existing KP occurs at existing ridge end and existing hips to existing beam.PC #2: Please verify existing ridge beam end support at Grid 1. As there were no existing ceiling joists, the existing ridge beam support shall be shown on drawings to ensure adequate support, else new support will be required.Provide detail for non-bearing walls top and bottom connections. Provide detail for separation wall between ADU and new laundry room. Fire rated wall shall be shown to extend to roof sheathing and top connection shall be provided in detail if non-load bearing.It is recommended to determine and provide existing roof rafter size and spacing on plans to ensure ceiling joist spacing matches and that designed ceiling joist notching at ends meet code allowance. The city has been coming across many cases where the existing framing is shallow and will require end notching to be more than code approved.Additional CommentsProvide calculation for existing beam supporting ridge beam and hip beams. This existing beam shall be designed with additional ceiling joist loading spanning to it as shown on plans. Please also provide a detail for CJ to beam connection. (End of Comment)
