The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). Submit architectural plans to OCFA for review and approval 3rd Review Comment: Plans and scope of works have been revised. The previous plan check comments have been revised with new comments based on the review of the revised plans. Written response to each plan check comment is required. Sheet T-1: List scope of work #4: Please clarify location of proposed shade cover above the exit balcony. The third floor should be covered by the existing fourth floor balcony/deck already. Please see existing building section for reference. List scope of work #1: Please specify how many windows will be replaced and at what floor (level). Planning approval is required for the proposed works. New permit application with updated scope work shall be provided to Planning Division and permit technician for record. Building Summary: The floor area of the apartment did not reflect with the permit record. Permit record showed 12,000 sq.ft. for third floor; 10,600 sq.ft. for second floor; and 11,700 sq.ft. for first floor. Please coordinate and revise accordingly. Building Summary: Total Floor Area – Please coordinate with the comment above and revise the total floor area accordingly. Submit architectural plans to OCFA for review and approval. Submit Separate Fire Sprinkler to OCFA for review and approval. If works already done and want to convert back to the original approved condition, new permit application and plans are required. Sheet G-1: For clarity, please show complete building exterior wall (perimeter walls). Show location of the existing trash enclosure. Sheet A-1: Please clarity on plan, what kind of recreational areas are proposing? Provide proposed floor plan for the recreational area. Patio / deck areas – For clarity, please change wall line to show opening at the exterior side of patio / deck. Opening between elevator lobby and exit stairway: Please provide/show existing door to remain. The end unit at the northeast corner: The location of the entry door did not match with the approved plan. Please coordinate and revise plan accordingly. On the plan, please clearly show location of windows to be replaced. And, please specify window size and type (slider, hung, or fixed) on the plan. Sheet A-2: New guard provided adjacent to the west exit stairway: Please provide the following – Please delete “Corridor” indicated on the plan. Please show minimum clear opening between the proposed guardrail and existing walls/fences. On the plan, please clearly show location of windows to be replaced. And, please specify window size and type (slider, hung, or fixed) on the plan. Sheet A-3: It appears that the existing showers have been converted to bathtubs (on all units). Please verify and revise plan accordingly. Existing fire-rated wall between units shall maintain. Provide detail for plumbing penetrating existing fire-rated wall. Detail shall clearly cross-referenced onto the plan. Existing Game Room converted to residential unit: Provide / show living room and kitchen area for the proposed unit. Provide light and ventilation for all rooms. Specify window sizes and openable area. Provide emergency escape opening for the sleeping room. Specify window sizes and openable area. If new opening is proposed on the exterior wall, please provide wall opening calculation to show provided and allowable wall opening per Table 705.8. Existing shear wall shall maintain. Provide structural calculation if existing shear is being altered. Wall separating proposed unit and existing unit shall be fire-rated and sound transmitted rating. Wall separating proposed unit and existing common spaces (laundry room and corridor) On plan, please construction detail for wall and provide wall legend. Provide window and door schedule. Exiting for the proposed Unit: Exit shall not pass through the elevator lobby. Exiting shall not go through another bedroom. Show common path of travel distance. Etc. Plan showed new sunshade at the third level appear in conflict with existing plan. The third level balcony/deck should already be located below the existing 4th floor balcony. Please building section above. Sheet A-3: Replaced windows along the exterior wall facing the exit balcony and wall facing adjacent property lines shall be rated for 20-minute fire-protection. (Apply to all levels) Sheet A-4: New roof over the exit balcony: please remove the roof cover; otherwise, provide the following – It’s a sprinklered building – Sprinkler will be required at the covered balcony. Please submit sprinkler plan to Orange County Fire Authority (OCFA) for plan review and approval. It’s a type V-A construction building – minimum one-hour roof ceiling is required. Provide construction detail for one-hour fire-rated rood ceiling assembly. Structural support of the fire-rated roof ceiling shall be protected with one-hour fire-rated assembly. Provide construction assembly and clearly cross-reference onto the plan. Provide section to show minimum ceiling height. Sheet S-1 and S-2: Sheet S-1: Please coordinate with comments above; the overhead sunshade structure may not be at the third level. New roof over the existing balcony: Provide detail to show connection/attachment of new TS post to existing floor structural member. Detail as fixed base connection per structural design. Show floor framing information supporting the proposed roof frame above. Review existing balcony framing below for additional loads (vertical & lateral loads). Show load path from roof to foundation.
