If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
Sheet CS-1:
Proposed Site Plan: Please revise plan to show surface water drainage information. Lot shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6” within the first 10’ (5%). Please revise site plan to show grade slopes away from building wall and adjacent property, swales, area drain, etc. A separate drainage plan may be required. (R401.3 CRC)

Sheet A-1:
ADU bathroom 1 & 2: Please show required dimensions for the water closet and shower compartment.
Water closet shall have 15” to any wall or obstruction on each side of its centerline and 24” clear space in front. Show dimensions on plan.
2nd Review Comment: Please show dimensions of 15” clear on both side of the water closet, measured from the center line of the fixture.
Shower compartments shall be not less than 1,024 sq. in. and also be capable of encompassing a 30” diameter circle. Show dimensions on plan.
2nd Review Comment:Please specify the shower compartment shall not be less than 1,024 sq.in.
Building Sections: please clearly reference to sheet A-4 for building sections.
2nd Review Comment: Please provide details to show one-hour wall assembly intersect with the ceiling frame, and termination detail at roof sheathing.
Structural Review Comment:
Sheet S.2: Detail 10/SD2 called out at the one-hour wall between the two units was not applicable. Please provide detail to show full height wall for units separation and fire-protection.
2nd Review Comment: Detail 12/SD2 – Please revise detail to show/provide blockings between wall studs at ceiling line. Please coordinate with architectural details for fire-rated wall construction.
Two (2) sets of structural calculation are required.
