The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued.
Sheet CV1.0:
Deferred Submittals: Solar system is not required for this project. Please omit/delete deferred notes if Solar system is not provided.
Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation.
Sheet A1.0:
Existing / Demo Plan: The existing bedroom 04 and bathroom in bedroom 04 appears constructed without building permit. Please revise plans and job description to include the interior remodel of creating a new office and new bathroom, and kitchen remodel.
Kitchen: Please show kitchen layout.
Specify patio sliding door.
Additional plan check fee is required for the interior remodel.
Show dimensions for bathroom adjacent to the office.
Windows: Please specify window type (sliding, hung, fix, etc.).
Bathroom: Please show minimum 15” clear on each side of the water closet, measured from the centerline of the water closet.
Bathroom door 003: Please show/provide minimum 36” clear outside of the bathroom door, measure perpendicular to the doorway.
Please show location of clothes washer and dryer hookup.
Sheet A1.1:
FAU: Please clarify whether the unit is new or existing or relocating.
Show/provide attic access.
Roofing material: The existing roof appears to be composition shingle roof. Please clarify note indicated “Tile roof” and ICBO#.
Please show/provide smoke alarm in each sleeping room.
Provide/show an exhaust fan in bathroom adjacent to the office.
Sheet A2.1:
Building Section: Please revise building section to provide new concrete slab and finish floor to match with existing house.
Sheet S-1:
Structural plans were incomplete. Please provide complete roof framing plan and foundation for the building alteration and addition.
Please provide detail to show how the existing roof rafters were supported. Show interior bearing location. If existing bearing wall was removed, provide structural beam(s) to support existing roof framing above.
Roof rafters: Please use 2x10 roof rafters so that it would have the same depth with the hip beams, at the exterior bearing wall.
Detail 10/SD-1: the 2” diameter vent holes are not allowed where fire-blocking is required (at wall line 1, south elevation).
Plan review will continue at time of resubmittal along with the complete framing and foundation plans.
