CBC Section 1115A, Where stairways occur outside a building, the upper approach and all treads shall be marked by a strip of clearly contrasting color at least 2” wide and placed parallel to and not more than 1” from the nose of the step or landing to alert the visually impaired. The strip shall be of a material that is at least as slip-resistant as the other treads of the stair. Tactile floor designation signs that comply with Section 1143A, shall be located at each floor level landing in all enclosed stairways in buildings two or more stories in height to identify the floor level. At exit discharge level, the sign shall include a raised five-pointed star located to the left of the identifying floor level. The outside diameter of the star shall be the same as the height of the raised characters. Show minimum 12” clearance to the strike edge of the doors. Show door hardware complies with section 1132A.8. Show counter top complies with section 1133A.4. Where the door swings into the bathroom there shall be a clear maneuvering space outside the swing of the door at least 30”x48” within the room section 1134.A.4. Provide handrail details on the drawings showing compliance with CBC section11B-403.6. and CBC 1014. - Stairways shall have handrails on each side. - Handrails shall be 34 to 38” above the nosing of treads. - Handrails shall extend a minimum of 12” beyond the top nosing, and shall extend a minimum of 12” plus the tread width beyond the bottom nosing. - Ends of handrails shall be returned or shall terminate in newel posts of safety terminals. - Handrails projecting from a wall shall have a space of 1½” between the wall and the handrail. - The handgrip potion of handrails shall not be less than 1¼” nor more than 1½” cross-sectional dimension or the shape shall provide an equivalent gripping surface. This building is subject to the State of California Energy Conservation Regulations: - The permit applicant shall be responsible for obtaining an energy plan check from a consultant who is qualified to perform an energy efficiency analysis in accordance with the California Code of Regulations (CCR,) Title 24, Par 6, 2022 California Energy Code. The plan check consultant must sign documentation certifying that a thorough, competent review has been performed on behalf of the Enforcement Agency. - The corrected/final ARCHITECTURAL drawings shall have the required energy efficiency compliance documentation with completed signature blocks filed on the plans. The same information may be copied on the Electrical Plans for the Electrical Plan Checker. Water Heating system (water heater) – (Section 150.0(n)) -Systems using gas or propane water heaters to serve individual dwelling units shall designate a space at least 2.5 feet by 2.5 feet wide and 7 feet tall suitable for the future installation of a heat pump water heater (HPWH) by meeting either A or B listed under Section 150.0(n). - If the designated space is within 3 feet from the water heater: - A dedicated 125 volt, 20 amp electrical receptacle that is connected to the electric panel with a 120/240 volt 3 conductor, 10 AWG copper branch circuit, within 3 feet from the water heater. -A reserved single pole circuit breaker space in the electrical panel adjacent to the circuit breaker - A condensate drain that allows natural draining of the water heater. - If the designated space is more than 3 feet from the water heater: see additional Code requirements. When a second water heater is installed as part of the addition shall comply with Section (150.2(a)(D). Heat pump space heater (furnace) ready: System using gas furnace to serve individual dwelling units shall include a dedicated 240 volt, minimum 30 amps branch circuit wiring shall be installed within 3-ft from the furnace for a future heat pump space heater installation. Electric cooktop ready: System using gas to serve individual dwelling units shall include the following shall include a dedicated 240 volt, minimum 50 amps circuit wiring shall be installed within 3-ft from the cooktop for a future electric cooktop installation. Electric clothes dryer ready: Clothes dryer using gas to serve individual dwelling units shall include a dedicated 240 volt, minimum 30 amps branch circuit wiring shall be installed 3-ft from the clothes dryer location for a future electric clothes dryer installation.  Please show all required insulation per energy calculation.Detail 3/A7.19, addressed on sheet A062 is not included.Please visit stairways on sheet A062 and show how people will exit from the 3rd floor.Detail 7/S-1, shear wall stops at the ceiling.Please clarify if the ADUs are over podium per elevation or over wood framing per detail 2/ S-1.0.Fire sprinkle required for corridors and balconies in the means of egress section 903.3.1.2.2 Provide fire alarm system and smoke alarms per CBC 907.2.9.IF there is any card reader show on the floor plan and show compliance with accessibility, show compliance with 1010.2.12.
