All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 3corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039) - Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039) - School District Compliance Certificate; a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.Sheet A0.1: Reminder: Grading permit is required for the new addition. Submit a separate grading plan for review and approval. On the plan, please provide/show accessible restrooms and provide enlarged restroom plans to show compliance with Chapter 11-B, Division 6. 2nd Review Comment: Pending on the plumbing fixture calculation. Sheet A5.1: Detail 16: For clarity, please delete the dimension line at the top of the landing. 2nd Review Comment: Please revise detail to delete the line at the top of the landing. Structural Comment: Please provide geotechnical report for the proposed addition. Foundation shall be designed in accordance with the soil report recommendation. 2nd Review Comment: Please update soil report to reference and reflect the current Building Code (2022) and Design Standards. Submit the final foundation plan and detail to the geotechnical engineer of record for review and approval. The geotechnical engineer shall “review” the foundation plan for general conformance with the soil report recommendation. 2nd Review Comment: The provided foundation plan with the geotechnical engineer stamp was not legible. Please submit new foundation plan with the geotechnical engineer “review” stamp that is legible and provide sheet number. Detail H/SD10: Type III-B construction – Type III-B construction shall be a non-combustible material and protected with minimum 2-hour fire-rated construction for the exterior wall. Please coordinate with the architectural plan and revise detail accordingly.
