All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Revise the project address to “2835 S Bristol Street, Suites D201 and D202, Santa Ana, CA. 92704”. Please ensure the correct address is updated throughout the construction document. For example, address on the title block of every sheet, and title page on structural calculations.Provide existing 2nd floor plan.Provide existing and proposed southern elevations.Clearly, show tenant separation walls separating D201 and D202 on the floor plan to verify the square footage of D201:1403 sf. and D202:1677 sf. If common hallways are provided not part of either suite D201 or D202, show square footage of each common hallway, and suites.Provide on the drawings a complete window schedule showing:
- Window sizes
- Type and thickness of glazing (type of safety glazing for hazardous locations noted under CBC Section 2406.3On the floor plan, show the size and use of all rooms or areas within the space being improved, modified, altered or converted to a different use/occupancy class.EgressExit Analysis & Plan (CBC Chapter 10): Provide a complete exit analysis and exiting plan and identify all exit components, number of required exits, travel distances, fire-rated construction, hardware, lighting, signage, etc. Note that egress shall not through neighbor tenant space.Provide tactile exit sign by the exit door #02.Note the following on the plans: “The means of egress, including the exit discharge, will be illuminated to a level of not less than one foot-candle at the walking surface at all times the building space served by the means of egress is occupied”. Note on the plans: “Exit signs shall be internally or externally illuminated at all times. Externally illuminated exit signs shall be connected to an emergency power system (batteries, unit equipment or an on-site generator) that will automatically illuminate the exit signs for a duration of not less than 90 minutes in case of primary power loss.” Note on plans: “Egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort.”AccessibilityWhen alterations or additions are made to existing buildings or facilities, an accessible path of travel to the specific area of alteration or addition shall be provided unless otherwise exempt. (CBC 11B-202.4)Remove text: “for reference only” on any of the path of travel plan.Please clarify and verify if the existing path of travel is fully comply with 2022 CBC chapter 11B. If yes, provide a statement on the cover sheet, signed and dated by the license architect in record, that the licensed architect in record has inspected and certified the existing path of travel is fully comply with 2022 CBC chapter 11B. If not, clearly indicate the elements and details to be upgraded on the drawings on the cover sheet. In addition, fill out the “Disable access compliance form” to indicate the upgrades.Provide and show 18” minimum of the latch side at an interior doorway, measured perpendicular to the face of the door #08. (CBC 11B-404.2.4.3 & Figure 11B-404.2.4.3 (a))Revise mounting height for wall-mounted tactile signage. Tactile characters on signs shall be located 48 inches minimum above the finish floor or ground surface, measured from the baseline of the lowest Braille cells and 60 inches maximum above the finish floor or ground surface, measured from the baseline of the highest line of raised characters. Refer to Figure 11B-703.4.1. (11B-703.4.1).Unisex toilet and bathing facilities shall be identified by a circle, ¼ inch thick and 12 inches in diameter with a ¼ inch thick triangle with a vertex pointing upward superimposed on the circle and within the 12-inch diameter.At lavatories in toilet and bathing facilities, knee clearance shall be provided that is 30 inches in width for a depth of 11 inches at 9 inches above the finish floor or ground and for a depth of 8 inches at 27 inches above the finish floor or ground increasing to 29 inches high minimum above the finish floor or ground at the front edge of a counter with a built-in lavatory or at the front edge of a wall-mounted lavatory fixture. §11B-306.3.3, Figure 11B-306.3(c)EnergySpecify U-factor and SHGC value on the new window.
