The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued. Sheet A-1: Scope of work: The provided scope of work was incomplete. Please revise scope of work to include the new addition to create new dining and living room; new front porch addition; new conversion of existing living room into new bedroom and new bathroom; remodel and rearrange of existing bathroom, etc. Site plan, please show surface drainage slope and pattern on the site. Minimum 5% slope away from the building foundation wall (2% minimum at paved area). Demo plan: Please clearly show location of the area that affected by the fire and require to be repaired. Structural Review Comment: Detail 3/SD2 called out at the main ridge line was not applicable. Please revise detail to show roof rafters and ridge supported by the ceiling beam 8. There is not ceiling tie as shown on the detail because ceiling joints are running perpendicular to the roof rafters. The 2x10 ridge board supporting the hip beams at gridline C – Please provide ridge beam cantilever from the king post to support the hip beams. The 2x10 ridge board is insufficient to support the ridge beams. Foundation plan: It is hard to differentiate between existing footing and new footing – Please shade the new foundation darker so it’s can be easily located. On the plan, please show/provide under-floor space vents. Please coordinate with elevation plans. Foundation note #4: Please revise note for footing depth to be consistence with Detail 6/SD1. Please clarify why detail 10/SD1 was called out at the porch posts. Please provide detail of new hold-down anchor to existing footing. Detail shall be clearly cross-referenced onto the plan. Final plans shall be stamped, signed and dated by the engineer of record. The engineering seal (stamp) cannot be reproduced (copied).
