Business and Professions Code Chapter 3, Division 3, Section 5536.1 (a). This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information. The applicant shall obtain clearances/approvals for the following, prior to building permit issuance: -Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process. -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. Provide building information on plans: - Occupancy type: R3 / U Lots shall be graded to drain surface water away from foundation walls. The grade shall fall a minimum of 6 inches within the first 10 feet. (CRC R401.3)Show 30-inch clear width for water closet compartments and 24-inch clearance in front of a water closet. Show location of heating equipment on the plans. (CRC R303.8)Provide cross ventilation for attic and each enclosed rafter space as specified in CRC Section R806. Show cross ventilation for underfloor. Show location of underfloor access crawl hole (18 x 24 inches). (CRC R408.4) Provide under-floor space ventilation . The residence shall conform to the State Energy Conservation Standards. Revise framing plans to indicate insulation for walls R=15,Roof below deck R=19 ceiling R=38, and raise floor R=19 climate zone 8. ( per prescription method)For glazing show U-Factor =0.30, SHGC =0.23Provide radiant barrier per energy standard on the roof assembly. Is there any shear wall on line 2?Please identify if there is a post next to the new bedroom wall? On framing plan please verify if original roof framing is a ridge beam or ridge board.A correlated grid system must be provided on the structural calculation and the drawings. Show lateral load at each line. Please fill out attached SB-407 and copy it on the drawings.
