All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by
the Public Works Agency (647-5039)An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued. Sheet A-00: Addresses: Please include all suite addresses on the plan (100, 101, 200). Scope of work: Please separately specify the scope of work for each suite. Sheet A-1: Occupancy groups: Please include occupancy group R-3 for the residential unit on the second story. Please specify number of story on the plan. Detail 3/A1: Please revise parking layout detail to provide 8-ft parking access aisle for the Van accessible parking stall (located on the passenger side). Restroom floor plans: Please show dimension of 60” floor clear for the water closet, measure from the side wall to the edge of the lavatory. Lavatory: Please show dimension of 18” minimum, measure from the adjacent wall to the centerline of the lavatory. New Site plan: Please provide/show minimum 8-ft wide for the accessible parking access aisle. Accessible route from the accessible parking to unit 100: The accessible route shall locate within the site boundary; shall not use the public sidewalk to enter the building from the accessible parking stall. Floor plan: please coordinate and update floor plan accordingly. Sheet A-2: 1 and 2 on sheet A-2: The existing floor assembly shall be minimum a one-hour fire-rated assembly. Please revise detail to show one-hour fire-rated floor assembly. Detail 1 and 2 on sheet A-2: For clarity, please specify fasteners for new 2x6 blocks to existing floor joist, top plates to floor member/blocks, etc. New door open to the Euclid St is now allow. Door landing shall not encroach into the public sidewalk. Door installed at the bottom of existing stairway did not have enough clear landing on both side of door. Please omit/remove proposed door. Door between the office and the existing bottom landing of the stairway appeared a noncompliance door – Please remove door and provide one-hour fire-rated wall infill at the door opening. The public sidewalk shall not be used as an accessible route from the accessible parking to unit 100. Please redesign the floor plan to create an interior common hallway to give access to both unit (100 & 101). Wall openings shall be minimum 36” clear (case opening). Service desk/counter at the receptionist area – Provide/show accessible counter with maximum height of 34” from finish floor. Sheet A-4: New East Elevation: New door cannot be proposed with encroached landing on the public sidewalk (Euclid Street).Sheet M-1, E-1: Mechanical and Electrical are under separate review and approval. Please submit separate application and plans for MEP for review and approval. New mini Split: Please revise plan to provide support on the roof or on building wall. Attached to the parapet is insufficient. **Additional plan check comments may be required at time of resubmittal due to possible changes to the floor plans.
