Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance: - Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final sets of drawings ((714)573-6100) - Police Department approval on the corrected/final set of drawings (647-5840) - Public Works Agency approval (647-5039)The valuation provided shows $5,000. Please justify. Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.This permits scope in City’s record is only for trash enclosure and removed unpermitted plywood on the existing patio. See image as referenced application record below. The review is limited to the trash enclosure. Other scope shown on the drawing will be required separate building permit application, submittals, separate plans and plan review:Sheet C-1. Revise the entire scope of work description to “Construct (1) trash enclosure and remove plywood from existing patio cover”. Remove sheet A-2.1 and A-3.3 which are not part of this review.Clarify what details on sheet ADA-1 and ADA-2 apply to this job. Delete not applicable details.The trash enclosure layout is not consistent on the site plan (sheet C-1) and floor plan (sheet CT). On the site plan, show all trash enclosure walls with dimensions and provide seismic separation with dimensions between the trash enclosure wall and the existing fence wall on plan.Highlight and identify the extent of scope of work area on the site plan.Provide square footage of the trash enclosure on plan.Indicate type of construction, occupancy group of the trash enclosure on plan.Incorporate all hand-written notes into the drawing.Provide at least one accessible route connected from building accessible exterior door to the trash enclosure access door. (11B-206.2.2) Identify accessible route on the site plan.Accessible routes shall consist of one or more of the following components: walking surfaces with a runningslope not steeper than 1:20 (5%), doorways, ramps,curb ramps excluding the flared sides, elevators, and platform lifts. §11B-402.2. Show compliance of the exterior accessible route on the site plan.The running slope of walking surfaces shall not be steeper than 1:20 (5%). The cross slope of walking surfaces shall not be steeper than 1:48 (2.083%). §11B-403.3 Show compliance of the exterior accessible route on the site plan.STRUCTURALProvide structural calculation for the trash enclosure to design gravity and lateral support. Structural calculation shall be sealed and signed by a licensed architect, civil or structural engineer.The proposed structural concrete footing shall not encroach into neighbor’s property. Please review design.Show exisitng fence wall footing on the foundation plan and show the rear CMU trash enclosure wall footing vs existing fence wall footing. Provide details to show the new footing design vs existing footing condition. Maintain the support of the existing fence.This is new submittal. Remove cloud and delta 3 from sheet CT.END OF COMMENTS
