Previously approved plans should be submitted to expedite the process. - Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). -Police Department approval on the corrected/final set of drawings (647-5840). -Public Works Agency approval (647-5039). - Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. - School District Compliance Certificate; and a copy of the building permit application, signed by the plan check engineer, shall be required by the School District to verify the scope of the work. -Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). Information:An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued. Reminder:Grading permit is required prior to building permit issuance. Reminder: a separate building permit is required for the retaining walls. Light-standards: On the site plan, please clearly show location of the proposed light-standards and provide structural calculation and structural details for the light poles. Detail shall be clearly cross-referenced onto the plan. 2nd Review Comment: No response provided. Please comply with the comment above. Perimeter CMU walls: West wall: Please provide structural calculation and details for the retaining wall, and clearly specify the linear feet of the retaining wall. Existing North Wall: North wall with new retaining – Please provide new retaining wall or reevaluate existing wall with the new retaining. State all assumption and provide details on the plan. 2nd Review Comment: There is no City Standard Retaining Wall. Please comply with the comments above. Second Floor Master bathroom: Water closet room – Please revise plan to provide minimum 24” clear in front of the water closet, for the width of 15” on each side of the water closet, measured from the centerline of the water closet (30” x 24”). Please revise all effected plan sheets. 2nd Review Comment: Plan was not revise. Please provide minimum 30” x 24” clear floor in front of the toilet. Sheet A4.1: Roof plans (Apply to all buildings) Photovoltaic system is required for all newly constructed low-rise residential. Please revise roof plans to show space on roof for the required Photovoltaic panels. The panels shall not bock roof vents, mechanical and plumbing vents. 2nd Review Comment: PV is required for each individual unit (townhome unit). Please revise roof plans (sheet A4.1, A5.1, A6.1) to show PV for each unit. Sheet A4.4: (Apply to all building sections): Mandatory roof deck insulation in newly constructed attic systems (Climate zone 8) to meet an area-weight average U-factor no greater than 0.184 (150.0[a]1). Please revise all building sections to show roof deck insulation or roof insulation above the attic space, in addition to the attic insulation. 2nd Review Comment: Detail 8 on sheet A4.4: Please revise detail to show handrails along the open side of the stairway with the height of 34”-38”; 42” height is exceeding allowable height of for handrail. Sheet A6.4 – It appears that some of the lines were turned off on the section details. For instant, Detail 3, 4, and 5. Please review and revise plan accordingly. Sheet A6.4 – Revise details 1 & 2 to show handrails located 34”-38”. Guardrail along the open side of the stairway is allowed to be lower. Sheet A4.5: Detail 1, D: Please revise detail to show handrail height between 34”-38”. 2nd Review Comment: Detail 1 – Please Revise detail to show handrails at 34” – 38” height. Sheet S111: Referenced detail 5/S111 & 6/S311 for interior shear wall shear-transfer were insufficient. Please revise detail to show shear transfer from roof sheathing to full height truss blockings to top plates. 2nd Review Comment: Please revise details to show continuous top plates under the trusses and provide full blockings between trusses for shear transfer. Related to detail 5/S111 above: Truss bearing on shear wall shall be designed as a bearing point. Please coordinate and revise roof framing accordingly. Sheet S200: Detail 1/S310 called out at the exterior wall was not applicable. Please coordinate and revise detail referenced accordingly. 2nd Review Comment: Detail 1/S310 still called out at gridline 13 and gridline F.1 – please coordinate and revise plan accordingly. Sheet S205: Interior shear wall – Trusses bearing on the shear wall shall be design with a bearing point. Please revise roof framing plan to show 3-bearing point trusses where shear interior shear walls are provided. Stacked Hardy Frames (2nd & 1st level stacked): Please provide calculation/design for the uplift forces, anchorage and foundation for sum of movement at the foundation support for stacked panel condition. 2nd Review Comment: Calculation provided was insufficient. Please revise calculation to show Mat foundation= Vr.(h1 + h2) + (Vr + V2).h1 = 1064(20’) + 1688(10’) Detail 6/S300: For clarity, please specify plywood sheathing at roof and floor level shall be continuous at the double walls (Fire-partition walls) 2nd Review Comment: Please comply – Please specify plywood sheathing shall be continue through the fire partition walls, at roof and floor. Some of the replaced sheets were not stamped and signed by the architect of record. All final plans shall be stamped and signed by the architect of record and engineer of record. (End of Comment)
