This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
General comments
Sheet T-1. On plan, provide the description of the scope of work for this revision delta #4 for this permit (#101118202) next to the approved scope under #101114575. Do not remove the original scope under #101114575 from the drawing. Please update the plan and resubmit.
Remove all sheets without delta #4 from the submittal package. This review is limited to the revision delta #4. Submit plans with delta #4 only.
Structural comments
Sheet S-1. Revise plan, provide connection details, provide structural calculation and specify headers. Design shall include the support structure and footing of the headers:
At the new pantry door under the stairway.
At the new water heater access in the garage.
Sheet S-1. Provide footing to support the columns and existing 4x6 beams/headers at the hallway next to the stairway. Please clarify on the foundation plan and connection details.
Sheet S-1. Please justify the 72” on center foundation anchor bolt spacing to support the shear wall type C (allowable shear wall capacity: 530#/ft). Closer spacing sill plate anchor bolts may be required.
Sheet SD-1. Please design and specify the embedment depth for post-installed anchor bolts. E.g. Detail 5, and detail 7.
Sheet S-1. Provide missing connection details at the location marked on the drawing.
The 30”x42”x24” pad footing does not meet the manufacturer’s design requirements to support HFX 15x8 per HFX detail 2. Provide design and detail for concrete grade beams supporting prefabricated shear panels:
Increase grade beam size to have minimum edge and end distance and 3” minimum cover for anchorage of hold-down (STD) bolts.
Specify dimension of the footing, longitudinal and stirrups on the foundation plan (width, length, thickness, depth, reinforcement…).
The submitted calculation appears not for this structure (2-story). The project address on the cover page shows “208 E G Street, Ontario, CA” for a one-story building. Provide the correct calculation. The remaining structural review is pending.
Structural calculation page 3. The minimum roof live load is 20 psf, not 16 psf. CBC Table 1907.1 item#27.
Structural calculation page 3. The seismic parameter Ss=1.0 appears not correct. Please check the Ss based on the correct project address.Show location of project on seismic maps to identify seismic design coefficients to be used. You may also chose to use https://hazards.atcouncil.org/#/and print out the design values and submit a copy with your re-submittal.
Structural calculation page 3. F shall be 1.1 per ASCE 7-16 section 12.14.8.1 in the base shear calculation. Submitted calculation shows F=1.0 is incorrect.
Per item #9 and #10, update the base shear calculation to redesign shear wall for increased seismic parameter Ss and seismic force. Review shear wall construction, connections and anchorage to concrete footing. Please review structural calculation and structural plans and revise accordingly.
