The applicant shall obtain clearances/approvals for the following after obtaining approval from Building and Safety Division, prior to building permit issuance (CHECKED BOXES REQUIRED ONLY):
☒Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans should be submitted to expedite the process.
☒Public Works Agency approval (647-5039).
☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700).
☐Police Department approval on the corrected/final set of drawings (647-5840).
☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work.
☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039).Comments have been provided on drawing and calculation hard copies in relation to all comments below. Provide elevation change as occurs between new dining addition and exterior patio landing.
Fireplace and chimneys –
☒On the plan, please specify manufacturer’s name, ICC report number for the fireplace. Reminder – wood-burning fireplace is not allowed per AQMD.
☒All chimneys shall terminate 24" (610mm) minimum above the highest part of the roof within 10-ft. (3048mm); in addition, factory-built chimneys shall comply with the manufacturer's listing; whichever is greater. Show on plan, spark arrester.Sheet A2Verify if any existing roof vents have been lost with new California framing. If so, verify total # of new vents and existing are adequate for total square footage with new California framing. Any lost vent shall be replaced with new in addition to added square footage required vents.Verify patio cover slope is 5:12 as noted on Roof Plan. Patio does not look to match roof slope in elevations.Roof Plan is unclear as to drainage direction. Please clarify on plans adequate flow direction on all roof areas. See markup on plan for clarification. Sheet S1It is recommended to clear up both Framing and Foundation Plan. Both plans are incredibly crowded with text and it is tough to see wall locations and find information in a clear and concise way. This may lead to construction as well as inspection difficulties. Provide detail for patio pad footing and wall footing interaction.Please clear up HFX foundation dimensions and text on Foundation Plan, it is illegible.Provide detail for KP @ double beams (e.g. BM 2)Verify what “-2” noted on Framing Plan at various locations represent.Sheet SD1Detail 10 – Simpson base does not match Foundation Plan. Revise plan to match. Detail 12 – Verify foundation reinforcing meets code minimum. Justify no top reinforcing for foundation with calculations. HFX foundation shall be designed.
