All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued.Please revise job address to match with City permit system (3301 W. Warner Ave). Please revise job address on all plan sheets. Sheet CS0.1: Code Information: Please update code to the current code edition (2022 code edition). General information: Revise job address to show 3301 W. Warner AveBuilding occupancy group: Please revise building occupancy group to specify F-2, per permit record. Construction type: Please revise construction type to show type III-B, per permit record.Scope of work: Please include the pedestrian gates. The westerly property line appears to be inaccurate. The property line located closer to the driveway and the exterior wall of the rear building. Please coordinate and revise plan accordingly. Please provide record of lot merger or agreement letter from the adjacent property owner for the proposed gates that encroached into the adjacent property, to Planning and Building Safety for review and approval. Sheet CS0.2: Enlarged West Entrance/exit Gate: Please show/provide bollard/post to prevent vehicular gate swinging over the pedestrian path of travel. Provide/show level landing and maneuver spaces on both sides of the pedestrian gate; 60” clear measure in path of travel on the pull side with 24” clear from the door strike edge, and 48” clear maneuver space on the push side. (11B-404.2.4)Gate elevation – Please show 10” smooth surface on push side of the gate. Enlarged East Exit gate: Please provide a pedestrian gate next to the vehicular gate. Minimum 36” gate with required maneuver space as mentioned on the comment above. Provide door hardware, smooth surface and similar requirements for the West entrance/exit gate. Sheet S-1 & S-2: Please provide wet engineering stamp with wet signature and signing date. Structural calculations: Please provide update stamp with valid expiration date. (End of Comment)
