All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- Grading Permit may be required for the proposed site accessibility and landscaping. Please contact Public Works for grading permit requirement. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039)
- If additional square footage is added, School District Compliance Certificate is required. School District Compliance Certificate; a copy of the building permit application, signed by the plan check
engineer, shall be required by the School District to verify the scope of work. Refer to the attached handout.
An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued. Sheet PI-01: Occupancy Group: Please revise plan to specify occupancy group B (for office use). Type of construction: Please specify occupancy group V-B. Scope of Work: Please revise scope to include the converting existing church into two office suites, and new trash enclosure.Applicable Codes: Please omit the 2022 California Residential Code. Sheet A-02: Accessible route: Please specify accessible route shall be 5% slope maximum, measured in the direction of travel, and 2% maximum cross-slope. Accessible route passes through the concrete swale – Please provide detail of the swale. The slope of the cross-section of the swale shall be 5% sloped maximum. Parking spaces behind the gate shall consider a separate parking facility and shall provide accessible parking spaces. Detectable warning: Please provide detail of detectable warning in comply with Section 11B-705.1, and clearly cross-referenced onto the plan. Pedestrian Ramps: Please provide enlarged plans for each ramp and show compliance with Section 11B-405. Doors, in any position, shall not reduce the minimum dimension of the ramp landing to less than 42 inchesAccessible parking stalls: Please provide enlarged accessible parking spaces to show compliance with 11B-502, including marking and signage. Curb ramp shall comply with 11B-406. Please provide detail to show compliance with 11B-406 and clearly cross-reference detail onto the plan. Exterior stairway and walkway shall be 48” clear minimum. Provide stairway detail show run and rise, handrails, contrasting, etc. Provide details and clearly cross-reference onto the plan. Show/provide an accessible route to the trash enclosure.The site accessibility was incomplete and insufficient. Plan review will continue at time of resubmittal and additional comment may be required. Sheet A-04: On the plan, please clearly identify demising wall separate suite 101 and 102. Demising wall shall extend from floor/slab to the roof framing. Provide detail and clearly cross-reference onto the plan. Restrooms shall be accessible to the persons with disabilities. Please provide enlarged plan for each restroom to show compliance with 11B-Division 6. Plan review will continue at time of resubmittal and additional comment will be required. Steps between reception area and new coffee room: Provide an accessible ramp or infill the opening. Please clarify SD and CM provided in the office area – Please remove. Provide details for interior ramp to show compliance with 11B-405. Please show dimension for existing stairway. Provide construction details for new walls. Details shall be clearly cross-referenced onto the plan. Door 1: Plan showed door with double leaf - Please specify door leaf dimensions; at least one leaf is 32” clear width. On the plan, please provide/show maneuver spaces on both sides of door. Please show/provide minimum 24” clear from door strike edge on exterior door and 18” clear from door strike edge on interior door, and 60” clear door landing on the pull side and 48” on the push side. Provide the following notes on the plan:
Egress doors/gates shall be readily openable from the egress side without the use of a key or special knowledge or effort. (1010.1.9)
Openable parts of such hardware shall be 34 inches minimum and 44 inches maximum above the finish floor or ground.
The force for pushing or pulling open a door shall be 5-lb maximum.
Operable parts shall be operable with one hand and shall not require tight grasping, pinching, or twisting of the wrist.
A readily visible durable sign posted on the egress side on or adjacent to the main exit door stating: “THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS OCCUPIED”, is required. (1010.1.9.4)
Sheet A-05:
Please specify the existing use of space on the second level of the building.
Sheet A-06:
Please clearly cross-reference Building Sections onto the plan.
Restroom / bathroom shall be accessible to the persons with disability. Please show bathroom in compliance with Section 11B, Division 6.
Please provide section through the stairway: The headroom shall be 6’-8” clear height minimum. The stairway was noncompliance. Please provide compliance stairway in accordance with Chapter 10 for means of egress and Chapter 11B for accessibility.
On the plan, please provide/show maneuver spaces on both sides of door. Please show/provide minimum 18” clear from door strike edge on interior door, and 60” clear door landing on the pull side and 48” on the push side.
Sheet A-11:
Please infill wall opening between coffee room and reception area.
Please remove cooking appliance in the coffee room.
Second story: The existing stairway was noncompliance stairway. Provide stairway complying with Chapter 10 and 11B.
The 2nd floor plan and stairway layout did not match with the existing floor plan. Please coordinate and revise plan accordingly. (E) Attic space and area open to below should remain as it is. Below is the existing floor plans for your information.

Please show ceiling height in all area.
Please show second floor wall lines on the 1st ceiling plan.
Sheet A-15:
Please show ceiling height for the 2nd story.
Sheet A-21:
Please show on plan the locations of the proposed light standards. A separate building permit application is required for the light standards. Provide permit application and structural calculation and details for the light standards (light poles).

Please show minimum ceiling height for the second floor office.
Sheet S2.0:
