All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued. Sheet A-00: Scope of work: Please separately specify the scope of work for each suite. 2nd Review Comment: Scope of Work – Please include the parking restriping. Sheet A-1: Occupancy groups: Please include occupancy group R-3 for the residential unit on the second story. 2nd Review Comment: Occupancy Groups – Please specify occupancy group (B & R-3). New Site plan: Please provide/show minimum 8-ft wide for the accessible parking access aisle. 2nd Review Comment: For clarity, please provide strip and marking for “NO PARKING” at area adjacent to the building door giving access to the stairwell to the second floor. And, remove the truncated dome at the door landing. Accessible route from the accessible parking to unit 100: The accessible route shall locate within the site boundary; shall not use the public sidewalk to enter the building from the accessible parking stall. 2nd Review Comment: Please redesign the floor plan for Unit 100 so that the waiting and reception area to locate on the interior common hallway, so that the persons with disability are not required to travel through the exam room to get to the reception/waiting room. 2nd Review Comment: Please provide detectable warning (truncated dome) outside of the door maneuver space, at rear entrance door to the common hallway. (See marked up plan for additional information). Sheet A-2: The public sidewalk shall not be used as an accessible route from the accessible parking to unit 100. Please redesign the floor plan to create an interior common hallway to give access to both unit (100 & 101). 2nd Review Comment: Please redesign the floor plan for Unit 100 so that the waiting and reception area to locate on the interior common hallway, so that the persons with disability are not required to travel through the exam room to get to the reception/waiting room.Service desk/counter at the receptionist area – Provide/show accessible counter with maximum height of 34” from finish floor. 2nd Review Comment: Entry door at rear of the building leading to the common entrance hallway – Please show/provide 60” clear maneuver space with 24” clear from the door strike edge. Sheet A-3: For clarity, please note – EXISTING SECOND FLOOR TO REMAIN. FOR REFERENCE ONLY.**Additional plan check comments may be required at time of resubmittal due to possible changes to the floor plans.
