Exterior walls without Automatic Residential Fire Sprinkler – (Table R302.1(1))
Exterior walls located less than 5-ft from a property line shall be of one-hour construction. Specify on Site Plan when required and provide details for proposed system. Fire rated system shall be on both exterior and interior side of wall and extend from foundation to underside of roof sheathing.
PC #2: Provide detail reference for fire rated wall on plan. It is unclear which detail is to be utilized for fire rated wall. Ensure fire-rated system is provided on interior and exterior wall. Fire-rated system on interior side of wall shall span to fire rated ceiling or to underside of roof sheathing. If intending to fire rate part of wall, please make it more clear on plan where fire rated portion is to occur. It is recommended to keep fire rated system across entire wall.
Exterior walls located less than 3-ft from a property line – No wall opening is permitted along entire wall. This includes patio covers with opening from wall edge to post.
Wall between 3-ft and 5-ft of the property line – 25% of wall openings are permitted. This includes patio covers with opening from wall edge to post.
Roof projection – Provide one-hour protection on the underside of roof projection when projected into the 5-ft of fire separation distance. No projection beyond 2-ft of the fire separation distance. No attic ventilation may occur at rated projections unless ICC approved fire rated ventilation specified.
Specify where new condenser/evap to occur where required on Site Plan. Sheet A-4Wall type on plan does not match Wall Legend, please revise.Verify purpose of dimensions provided in kitchen area. It is unclear what is being dimensioned.Provide dimensions for exterior concrete landing.Specify attic access dimensions on plan. See comment on structural sheets and coordinate with structural in regards to potential split attic spaces due to drag.
Smoke Alarms – Provide smoke alarm(s) in each sleeping room; in each area giving access into each sleeping room; in basement and habitable attics. (R314)
Carbon Monoxide Alarms – Provide carbon monoxide alarms at outside of each sleeping area, in the immediate vicinity of the bedroom(s); on every level of a dwelling unit including basements. (R315) The following “Aging-in-place Requirements” shall be noted on plans (R327):
