Previously approved plans should be submitted to expedite the process. ☒Public Works Agency approval (647-5039). ☐Fire Department approval on the corrected/final set of drawings (647-5839 or 647-5700). ☒Police Department approval on the corrected/final set of drawings (647-5840). ☒School District Approval; and a copy of the school fee worksheet, completed by the plan check engineer, shall be required by the School District to verify the scope of the work. See attached School Fee Worksheet. Please complete Part 1. ☐Proof of Worker's Compensation Insurance shall be required at the time of permit issuance. ☐Grading Permit. Application is made through the Building Safety Division (647-5800) and the plan review is by the Public Works Agency (647-5039). Sheet CS For the purpose of Park & Rec Development fee calculation, please provide new ADU square footage to existing single family residence square footage ratio (ADU sf / SFD sf) on the Cover Sheet.  Square footages shall NOT include garage, non-habitable attic space, non-habitable basement space, patio cover, patio enclosure, sunroom and similar uses. Note on plan: The ADU sf / SFD sf ratio is for Park & Rec fee purpose only. The applicant is responsible for the given “SFR sf” of the existing primary residence; Building Safety staff are not responsible for the accuracy of the given “SFR sf”. Note on plan: All concealed work installed without permits must be exposed for inspection to the satisfaction of the Building Inspector. This includes methods of attachment and all footings, structural members, mechanical, electrical, plumbing and insulation. Note on plan: Mechanical, electrical and plumbing are not part of this plan review and approval. MEP are subject to building field inspection. Add note under Deferred Submittal:Photovoltaic system will be submitted under a separate permit and shall be issued prior to building framing inspection request. Under Sheet Index, specify sheets ‘T24.1’ & ‘T24.2’. Under Scope of Work, Indicate that the demolition of existing patio cover is under permit number 101118993. Per Note #21, special inspection is required for concrete compressive strength greater than 2,500 psi. Sheet A1 For clarity, identify the solid line as eave and the dashed line as face of wall. See redline for location. On the west side of the building, specify the setback distance from the property line to the face of the wall. On the west side of the building, specify the setback distance from face of fascia to the property line. Where the eave projects into the 5-ft of fire separation distance, provide a one-hour protection detail on the underside of eave. (CRC Table R302.1(2)) Drainage directions and slopes shall match the Drainage Plan on sheet 1. Correct slopes as required. Sheet A5 The eave vents are shown on the roof plan. However, the gable vents and dormer vents are not shown. Show the number of required gable vents and dormer vents per the attic ventilation. Structural Plan Review Comments Sheet S.0 Under the Design Loads – Soil Section, specify soils report by Geotechnical International Lan & Associates #SA-04-02-24. Sheet S1 Revise the slab on grade specification per the soils report. The geotechnical engineer on record shall review, stamp, and sign the foundation plan. Sheet SD1 Detail 1: Revise the one-story footing depth to 24 inches per soils report. Structural Calculations There are no review comments on the structural calculations.
