All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Please return marked up set of drawings with corrections.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)
- County of Orange Health Department approval on the corrected/final set of drawings ((714)433-6000)Minimum requirements for this plan check submission:The valuation shows in our permit is $50,000 for all the scope. Justification is required. Submit a signed copy of the contract showing labor and materials for all work to be done under the subject building permit application. The plan check engineer may accept the contract price as the valuation of improvements for unique/unusual projects in lieu of using a cost per square foot basis.The drawings/information submitted for Building Safety Division review is incomplete. The applicant shall, prior to resubmitting, complete all construction documents to show compliance with the 2022 California Building Standards Code with local amendments. Please complies the following:CBC Sections A106.1 and A106.3.4.1, All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer.Revise scope of work on the cover sheet to show the complete Scope-of-Work on the plans per the permit application. Plan review is subject to the Scope-of-Work on the permit application and any work not part of the Scope-of-Work (Project Description) shall be deleted or marked as “Existing”.Show how to fix the building to correct code violation items in the scope of work.Provide an accessible route from public sidewalk to the building main entrance. An accessible pedestrian gate within the fence may be required at the walkway to provide ingress and egress between the building and public way.The interior alteration shall be accessible in compliance with the 2022 CBC.The submitted plans do not match pervious building permit record (refer to building permit #10184652). Almost entire interior are altered from the previous permitted plans. On the submitted plans, please clarify and identify the existing walls, new walls and walls to be removed on the existing, demolition and proposed floor plans. A wall legend is needed. The information shall be in consistence with the previous permit record.The layout of the restrooms do not match previous building record. The proposed changes for thenew two restrooms shall be fully accessible per 2022 CBC. Provide dimensioned restroom floor plan, interior elevations and accessible details.On floor plan, indicate room number, use/function, square footage, occupancy group and number of occupants in each room/space.Clarify the occupancy group on the cover sheet. Provide justification of B occupancy from a license architect for the proposed occupancy to comply with CBC 303.1.Label all windows and doors, identified by (N) for new, (E) for existing and show compliance of fire-rating (if applicable), means of egress and accessibility.Provide an occupant load analysis using factors in CBC Table 1004.1.1.1. Include summary by each Occupancy Type with respective floor areas and Occupancy Loads.Exit Analysis & Plan (CBC Chapter 10): Provide a complete exit analysis and exiting plan and identify all exit components, number of required exits, travel distances, fire-rated construction, hardware, lighting, signage, etc.Entrance(s) to the building or facility and primary path of travel to the specific area of new work, alteration, structural repair or addition shall be accessible. Path of travel incorporated all elements from the exterior arrival site to remodeled area.New building elevations are required for the proposed changes. Provide west elevations.Provide architectural roof plan. Roof plan shall including parapets, roof top units, screen walls, ventilations, slope, drainage…Note that please provide the parapet design at the new exterior walls.Provide energy design for the alteration of building envelope, including new exterior walls, new windows, glazed doors…Structural framing plans, foundation plans and calculations are required. Plans and calculations shall be stamped, signed and provide date of signature on each drawing and the cover page of the structural calculation.Separate mechanical drawings (e.g. M-1 and M-2) sheets from the submitting package. The mechanical drawings shall submit separately for mechanical plan check.CALGreen code may apply to this project. Projects with valuation of $200,000 or above shall meet all of the requirements of 2019 CalGreen, Divisions 5.1 through 5.5.Please refer to comments on the drawings.** Plans are partially reviewed due to incompletion of the documentation.
