The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued.
Per Southern California Edison, an application for a building permit should not be deemed complete unless the plan submittal includes plotted utility easements and the actual location of SCE’s poles and lines coupled with the distance between the lines, poles, and ADU structure (including roof elevations and setbacks between the roof and aerial lines).
SCE must be provided the plans for review and approval prior to submission (e.g., a building permit submittal should not be deemed complete until the review by SCE’s planning staff is complete).
Sheet A-1:
Please note on plan: Final signoff by an SCE field inspector shall be provided prior to building final inspection.
For the purpose of Park & Rec Development fee calculation, please provide new ADU square footage to existing single family residence square footage ratio (ADU sf / SFD sf) on the Cover Sheet. Square footages shall NOT include garage, non-habitable attic space, non-habitable basement spaces, patio cover, patio enclosure, sunroom and similar uses, and new addition.
Sheet A-2:
Wall between existing garage and new ADU: Please provide one-hour fire-rated wall assembly. Provide construction detail and clearly cross-reference detail onto the plan. Fire-rated wall shall continuous horizontally from exterior wall to exterior wall, and vertically from foundation to the underside of roof sheathing.
Existing sleeping rooms: Please show/provide smoke alarm inside of each sleeping room and in hallway at area giving access to the sleeping rooms.
Existing sleeping rooms: Provide carbon monoxide alarm in hallway at area giving access into each sleeping room.
Building Sections were mislabeled. Please coordinate and revise callout accordingly.
Please provide a building section through the new ADU on the left-right direction.
Kitchen exhaust fan: Please specify exhaust fan with minimum 160 cfm.
Sheet S2:
On the plan, please show/provide header at wall openings.
Please reference detail 2/D1 to exterior wall linesVb and Vc.
Provide construction details over the proposed storage room.
