All items noted on this plan check report must be addressed.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)PLAN CHECK COMMENTSThe trash enclosure layout is not consistent on the site plan (sheet C-1) and floor plan (sheet CT). On the site plan, show all trash enclosure walls with dimensions and provide seismic separation with dimensions between the trash enclosure wall and the existing fence wall on plan. The existing rear patio cover appears built without permit. Please complete remove it or provide building permit record with approved plans to prove it was originally legally constructed so that partially remove plywood sidewall can be allowed.Indicate type of construction, occupancy group of the trash enclosure on plan. Show assumed lot line on plan to justify fire separation requirements and opening limitation between the trash enclosure (type VB, Non-spk) vs main building (Type III-B, spk) per CBC table 705.5.STRUCTURALProvide structural calculation for the trash enclosure to design gravity and lateral support. Structural calculation shall be sealed and signed by a licensed architect, civil or structural engineer.Please include wind load into CMU stem wall design (missing in the calc) AND please design 20 psf minimum roof live load for 2x6 joists and 6x8 beam design per CBC table 1607.1.The proposed structural concrete footing shall not encroach into neighbor’s property. Please review design.Architectural site plan shows 6” between existing fence wall and new trash enclosure wall. The new 3’-6” wide footing will encroaches into existing CMU fence wall footing and over the lot line.Show exisitng fence wall footing on the foundation plan and show the rear CMU trash enclosure wall footing vs existing fence wall footing. Provide details to show the new footing design vs existing footing condition. Maintain the support of the existing fence.The foundation plan shows new footings are not encroached into existing footing; however, it does not match architectural site plan for only 6” separation.
