The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- Proof of Worker's Compensation Insurance shall be required at the time of permit issuance.
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued.
Sheet A01:
For the purpose of Park & Rec Development fee calculation, please provide new ADU square footage to existing single family residence square footage ratio (ADU sf / SFD sf) on the Cover Sheet. Square footages shall NOT include garage, non-habitable attic space, non-habitable basement spaces, patio cover, patio enclosure, sunroom and similar uses.
Applicable Codes: Please update codes to the 2022 Code edition.
Type of Construction: Please specify type (V-B).
Site plan: Please show/provide minimum 3-ft clear between the edge of the new and existing roof overhang (eave).
Sheet A02:
Existing Floor plan: It appears that the existing storage adjacent to the existing bedroom was built without an appropriate permit. Please revise plan to remove the unpermitted wall between the storage room and bedroom and convert it back to part of the existing bedroom.
Sheet A03:
Water heater space: Please provide at least 2.5 feet by 2.5 feet wide and 7 feet tall suitable for the future installation of a heat pump water heater.
Wall Legend: Exterior wall – Please revise note to specify the 5/8” type ‘X’ gypsum board on the inside and 7/8” stucco on the exterior side of building over weather proof membrane.
On the plan, please provide/show whole-house ventilation.
Kitchen exhaust hood, keynote 17: Please provide hood with minimum 280 cfm exhaust rating.
The following are the mandatory requirement per 2022 California Energy Code, Section 150.0:
(n) Water heating system.
1. Systems using gas or propane water heaters to serve individual dwelling units shall designate a space at least 2.5 feet by 2.5 feet wide and 7 feet tall suitable for the future installation of a heat pump water heater
A. If the designated space is within 3 feet from the water heater:
i. A dedicated 125 volt, 20 amp electrical receptacle that is connected to the electric panel with a 120/240 volt 3 conductor, 10 AWG copper branch circuit, within 3 feet from the water heater.
ii. Isolate both ends of the unused conductor.
iii. A reserved single pole circuit breaker space in the electrical panel adjacent to the circuit breaker
iv. A condensate drain that allows natural draining of the water heater.
B. If the designated space is more than 3 feet from the water heater: see additional Code requirements.
(s) Energy Storage Systems (ESS) ready.
All single-family residences that include one or two dwelling units shall meet the following:
1. At least one of the following shall be provided:
A. ESS ready interconnection equipment [auto transfer switch and panel] with a minimum backed-up capacity of 60 amps and a minimum of four ESS-supplied branch circuits, or
B. A dedicated, minimum 1”raceway from the main service to a subpanel that supplies the branch circuits in Section 150.0(s)(2).
2. A minimum of four branch circuits shall be supplied by the ESS: the refrigerator, one lighting circuit shall be located near the primary egress, and at least one circuit shall supply a sleeping room receptacle outlet.
3. The main panelboard shall have a minimum busbar rating of 225 amperes with space to install future isolation equipment/transfer switch within 3 feet.
(t) Heat pump space heater (Furnace) ready.
Systems using gas or propane furnace to serve individual dwelling units shall include the following:
1. A dedicated 240 volt, minimum 30A branch circuit wiring shall be installed within 3 feet from the furnace for a future heat pump space heater installation.
(u) Electric cooktop ready.
Systems using gas or propane cooktop to serve individual dwelling units shall include the following:
1. A dedicated 240 volt, minimum 50A branch circuit wiring shall be installed within 3 feet from the cooktop for a future electric cooktop installation.
(v) Electric clothes dryer ready.
Clothes dryer locations with gas or propane plumbing to serve individual dwelling units shall include the following:
1. A dedicated 240 volt, minimum 30A branch circuit wiring shall be installed within 3 feet from the clothes dryer location for a future electric clothes dryer installation.
Sheet A04:
Elevation 2 & 3: For clarity, please show top plate (ceiling height) line.
Elevation keynote #2: Please specify minimum 2 layers of underlayment is required.
Detail 6/A04: Please revise detail to specify 5/8” type ‘X’ on the inside side of wall.
Building Sections: Please revise detail to provide minimum 8” between finish grade (soil) and the sill plate.
Revise detail 7/A04: Please revise detail to specify 8” minimum separation between grade and the sill plate.
Sheet GR1:
Per City of Santa Ana grading exemption, the exemption checklist and the Site Drainage plan must be completed and designed by a California registered civil engineer.
Structural Review Comment:
Detail 7/SD2 referenced to the exterior wall was not applicable for line 2 and 3. Please provide detail to show top plates at ceiling with cripple wall. Please see building elevations.
Detail 10 and 11: Please revise detail to show interior bearing wall at line 4.
