All items noted on this plan check report must be addressed. If you feel that an item is not applicable to your project, note “N/A” and discuss the reason with the plan checker.Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.Resubmit 2corrected sets of plans.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804.) Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714)573-6100)
- Police Department approval on the corrected/final set of drawings (647-5840)
- Public Works Agency approval (647-5039)Information:An application for a permit for any proposed work shall be deemed to have abandoned / expired after 180 days of the date of filing, unless such application has been issued.Sheet G001: Sheet Index: Please remove Fire Protection plans, MEP plans, Security plans, Tel Data plans, for they are not part of this plan review and approval. Show exit sign in corridors and at exit doorways. (1013) Provide tactile exit sign in accordance with 1013.4. Provide details in compliance with 11B-703. Sheet A111: Please provide guest suite summary for each floor for mobility suites and communication features requirement on each floor per 11B-224. Where guest rooms are altered, the requirements of Section 11B-224 shall apply only to the guest rooms being altered or added until the number of guest rooms complies with the minimum number required for new construction.Suites required to comply with mobility shall comply with mobility features complying with Section 11B-806.2. Alterations to the greeting area and corridors (1st, 2nd, and 3rd level): Please provide the following – On the plan, please clearly show fire-rated corridor. Provide detail sections through the corridor to show fire-rated corridor wall and ceiling assemblies. Clearly cross-reference details onto the plan. Please show corridor continuation through the greeting foyers / lobbies – Please show fire-rated walls and ceilings. Corridor shall be continuous from the point of entry to an exit. (1020.7)Sheet A112: Detail 3: Please provide details for signage complying with 11B-216. Referenced to ADAS was insufficient. Provide detail and clearly cross-referenced detail onto the plan. Detail 5: Elevator sign – Please provide applicable signage details in accordance with 11B-216.7. Detail 6: Stairways – In existing stairway that is being altered shall provide striping complying with Section 11B-504.4.1 and handrails complying with Section 11B-505.Provide detail sections through the corridor to show fire-rated corridor wall and ceiling assemblies. Existing toilet room do not comply with Section 11B-603, the toilet room complying with Section 11B-603 shall be identified by the International Symbol of Accessibility complying with Section 11B-703.7.2.1.Sheet A406b: Detail 1: Please clarify what are the corn hole provided outside the exit doorway. The exit shall be continuous and unobstructed. Please coordinate and revise plan accordingly. Sheet A413a: Mobility suites shall comply with 11B-806:At least one sleeping area shall provide a 36 inch by 48 inch minimum clear space on both sides of a bed. The clear space shall be positioned for parallel approach to the side of the bed.There shall be a clear space under the bed for the use of a personal lift device. The clear space shall extend under the bed parallel to the long side and be adjacent to an accessible route. The clear space shall extend to points horizontally 30 inches, vertically 7 inches and not more than 12 inches from the head and foot end of the bed.Guest accessible restroom detail 2/A430b: Please show / provide 60” maneuver space on the pull side of door. Please reference to detail 2/A430b for accessible guest restroom information. Please show minimum 56” floor space for the water close, measured perpendicular to the rear wall, and 60” wide x 48” deep maneuvering space shall be provided in front of the water closet. Show dimensions on plan. Water closet: Please provide grab bars information to show comply with 11B-604.5. Show all dimensions.Show dispensers information and location. Please show dimension of clearance in front of bathtubs extend the length of the bathtub and shall be 48 inches wide minimum for forward approach. The lavatory complying with Section 11B-606 shall be permitted at the control end of the clearance.Please provide grab bar for tub. For bathtubs without permanent seats, grab bars shall comply with Section 11B-607.4.2.Provide information for control per 11B-607.5.Guest rooms required to provide communication features shall comply with Section 11B-806.3.Where emergency warning systems are provided, fire alarms shall comply with Section 11B-702 and carbon monoxide alarms shall comply with Chapter 9, Section 915.Sheet A414a: Guest accessible restroom detail 9/A430b: Provide all the applicable information as required for 2/A430b as specified above. Shower: Shower compartments shall have sizes and clearances complying with Section 11B-608.2. Please show all required dimensions on plan.Standard roll-in type shower compartments shall be 30 inches wide minimum by 60 inches deep minimum clear inside dimensions measured at center points of opposing sides with a full opening width on the long side. A 36 inch wide minimum by 60 inch long minimum clearance shall be provided adjacent to the open face of the shower compartment.Grab bars shall be provided in accordance with Section 11B-608.3.A folding seat shall be provided in roll-in type showers and transfer type shower compartments. Seats shall comply with Section 11B-610.Controls, faucets and shower spray units shall comply with Section 11B-608.5. Controls and faucets shall allow the user to close and open the water supply.Thresholds in roll-in type shower compartments shall be 1/2 inch high maximum in accordance with Section 11B-303.
