All items noted on this plan check report must be addressed. Please indicate the sheet number and detail to the right of each correction, or note the number on the plans where the correction is made. Resubmit marked original, calculations and this correction sheet. A separate sheet for response may be used.All drawings and supporting documents shall be prepared, stamped and signed by a California licensed architect or registered civil engineer. CBC Sections A106.1 and A106.3.4.1.Please refer to red marks on the drawings for additional plan check comments. Revise drawings to show compliance.This review does not include mechanical, plumbing, fire sprinkler system, or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, fire sprinkler systems, and electrical work. Call 647-5800 for information.The applicant shall obtain clearances/approvals for the following prior to building permit issuance:
- Planning Division approval on the corrected/final set of drawings (647-5804). Previously approved plans
should be submitted to expedite the process.
- Fire Department approval on the corrected/final sets of drawings ((714) 573-6100).
- Police Department approval on the corrected/final set of drawings (647-5840).
- Public Works Agency approval (647-5039).
- Orange County Sanitation District (714) 593-5756The submitted plans do not meet minimum submittal requirements. As minimum, the followings are required as part of the submittals to begin plan review process. Please provide:Add a note that the applicable Codes are: 2022 CBC, 2022 CPC, 2022 CMC, 2022 CEC, 2022 Energy Code, and City of Santa Ana Municipal Code.Show the complete Scope-of-Work on the plans per the permit application. Provide a Table of Contents (Sheet/Drawing Index) in accordance with the sheet numbers.Provide site plan, existing floor plan, and proposed floor plan. Provideequipment plan and structural plan if applicable.The location of the underground water tank well, switch board slab, and proposed CO2 pad must be clearly identify on the site plan if installed exterior or proposed floor plan if installed interior. Show distances for the 8 feet retaining wall to the neighbor structural footing. Surcharge from the footing must be taken into account in the retaining wall design.Retaining walls notes on sheet S-0.55 requires 12” CMU where against the building. Please show location where the existing footing adjacent to the proposed retaining walls with distance called out and provide calculation to justify the building surcharge into the retaining wall design.Sheet CO2-1. On the floor or site plan, identify the location of the CO2 tank, CO2 concrete pad, water tank well, switch gert. This review is limited to CO2 tank installation to the concrete pad and water tank installation. All other mechanical work is not part of this review shall be removed. (2) Copies of signed and stamped structural calculation is required.Provide structural calculation and anchorage details on the drawings for both CO2 tank, water tank and switchboard anchorage. Justify the anchor bolts to support combined shear and tension forces from equipment seismic force.For the 24” diameter CO2 tank, provide plan view for layout of the thread rod anchorage location with spacing called out on sheet S-0.52.Sheet S-0.53. Show location of the 10’x10’ concrete pad on the site plan. Sheet S-0.53. Provide calculation and anchorage design and detail for the 3000 liter CO2 tank.Sheet S-0.54. Where is the SWBD concrete pad location? Show it on the site plan.Sheet S-0.55. Water pit may require guards along the perimeter of its edge. CBC 1015.2 - Guards shall be located along open-sided walking surfaces, including mezzanines, equipment platforms, aisles, stairs, ramps and landings that are located more than 30 inches measured vertically to the floor or grade below at any point within 36 inches horizontally to the edge of the open side. Guards shall be adequate in strength and attachment in accordance with Section 1607.9.Provide structural foundation plan with equipment location to neighbor structures and cross-referenced applied structural details. E.g. cross reference sheet from sheet S-0.52 to S-0.55 into the foundation plan.To reduce repeated plans on separate submittal, both #101119556 and #101119557 drawings may be combined as on one submitted package.
