This review does not include mechanical, plumbing or electrical work. Separate plans, applications, fees, plan checks, and permits are required for mechanical, plumbing, and electrical work. Call 647-5800 for information.
The applicant shall obtain clearances/approvals for the following, prior to building permit issuance:
-Planning Division approval on the corrected/final set of drawings (647-5804). Previously
approved plans should be submitted to expedite the process.
-Police Department approval on the corrected/final set of drawings (647-5840).
-Public Works Agency approval (647-5039).
- School District Compliance Certificate; and a copy of the building permit application, signed by
the plan check engineer, shall be required by the School District to verify the scope of the work.
PLAN CHECK COMMENTS
ARCHITECTURAL
Sheet A-001. Remove the “stud wall reinforcement” page on plan that do not comply with CRC R327. See redlines on plan for reference.
Provide 1-hour minimum fire separation with STC 50 minimum sound rating assembly between detached ADU and Main house from surface of floor to the underside of roof sheathing. Detail shall be tested and approved by approval agencies (e.g. ICC, UL, IAPMO, GA manual and etc…).Provide fire rated assembly details on plan and cross-reference to the floor plan.
Sheet A-201. Provide building section notes on plan. The notes shown in the building cross-sections are not available.
ENERGY REQUIREMENTS
Sheet T-24. The energy calculation is design for JADU. E.g. refer to column 2 on page 5 of CF1R form and other pages. Please clarify and revise energy calculation for an attached ADU, not a JADU.
Revise energy calculation to include north side windows in the building envelope.
Energy review is pending to the revised energy calculation on the next submittal.
STRUCTURAL
Provide top and bottom lateral support of the interior non-load bearing partition wall design and details on plan.
Provide connection and shear transfer details per redmarks on plan.
